Welcome to The Harbor View Suite, the premier top-floor retreat inside The Royce on Pelham. Spanning the entire third floor and combining both The Spyglass and Trinity Suites, this expansive private suite offers unmatched panoramic views of Newport Harbor, Fort Adams, and the surrounding historic district. With two queen beds, one king bed, and a private living room with a king pull-out sofa, this spacious suite comfortably accommodates up to 8 guests seeking a truly elevated Newport experience.



Please note: Access to the Harbor View Suite requires two flights of stairs, and the final third-floor staircase is steep. This suite may not be ideal for elderly guests or those with mobility limitations — but the breathtaking views are absolutely worth the climb.

Important Information for Harbor View Guests



To ensure a seamless stay, please note:

• Staircase: Two flights of stairs, with the third-floor staircase being steeper.

• Laundry: Not available to suite guests (exceptions rare).

• Shared Spaces: First-floor common areas are shared with all Pelham suite guests.

• Parking: 1–2 spots available first-come, first-serve; additional parking on nearby streets.





Pet Policy



All guests must complete our pet screening, even if not bringing a pet.

Approved pets:

• $50 per night, per pet

• $150 non-refundable pet cleaning fee per pet

• Max 25 lbs | 1 pet per suite stay

• Pets may not be left unattended

Unauthorized pets result in penalties.

Don't fumble around with keys or confusing check in instructions at The Royce, the entire property is smart! All access is by means of easy smart locks with unique codes.



Other Things to Note:

Important Things for Guests to Know

• This is a private suite inside The Royce on Pelham — not the entire house. The first floor is a shared common space for all suite guests.

• The Harbor View Suite is located on the third floor and requires climbing two flights of stairs. The final staircase is steeper than average, so it may not be suitable for elderly guests or those with mobility limitations.

• Parking is first-come, first-serve. If the on-site lot is full, street parking is available around the property.

• Kitchen use is limited. Suite guests may use the microwave, refrigerator, and butler’s pantry, but the main kitchen and stove are off-limits when the property is functioning as a shared hotel.

• Laundry is not available for suite stays (exceptions may be made only in special circumstances).

• A required pet screening is mandatory for all guests — even if you aren’t bringing a pet.

• Approved pets are subject to a $50/night per pet fee + $150 cleaning fee per pet, limit 1 pet per suite, 25lb max, and pets may not be left unattended.

• Quiet hours and shared-space etiquette are expected so all guests can enjoy a peaceful stay.

• The courtyard, dining room, parlor, and living room are shared common areas for all guests.

• Entry to your suite and the building uses the same smart lock code provided prior to arrival.

• No smoking or vaping inside the property — fees apply for violations.

• Only registered guests are allowed on the property unless previously approved.
