Should have improved basic housekeeping standards to make it a more comfortable stay.
Room was decorated nicely and had essentials. Kitchen equipment well stocked for making food and a larger communal one if needed. Good wifi to take conference calls and heating was good. The contact person is responsive to messages/calls and tries to help sort out issues.
My initial booking was on Alfreton Road, but the bed sheets were dirty with bits of black stuff and hair all over the pillows and sheets. Was past 11pm when I arrived, was offered a full refund to leave the property or new bed sheets but was denied compensation. Due to the late time and having work next day, I agreed with the property owner to move into a new studio at a different property. New room on Hartley Road, noted some of the cutlery was dirty, no toilet roll on arrival but the bed was clean and overall other than cutlery everything else was clean. The toilet itself was clean but had a strong sewage type smell coming from it.

It was a great stay indeed.
The location is easily accessible, with bus stops on the door step. There are two nearby tram stops, the furthest (@ the Forest) being around 7-10 minutes walking distance. We had a nice walk to the city center as well. Our expectations were met.
The mattress on the bed was uncomfortable and it was immediately replaced after informing the staff about it. The response and the apology tendered demonstrated a high level of customer service. However, there was an odd smell from the toilet. It's like some sort of water contamination or so. But yeah, we managed to pull through.

Comfortable, convenient location, but beware of the "Fort Knox Run"
Comfortable Stay - Alfreton is, for me, conveniently located within walking distance (15 minutes) of bus stops for The Two, and (5 minutes) for the Rainbow One which are the primary buses I use. There is a good variety of shops adjacent to the property and, about 5-10 minutes walk away, is the Castle Retail Park with a B&M, Poundland, and Aldi.
My Studio flat (flat 4) was in actuality two separate rooms: (1) the bedroom, and (2) the combined kitchen and bathroom. This was not readily apparent in the listing nor any documentation received. For the sake of security I kept each room locked. Going from one to the other became what I call the "Fort Knox Run" involving unlocking the door to the room I was leaving, stepping outside onto the landing, locking that door, moving to the room I was about to enter, unlocking that door, going inside, locking that door. That doesn't sound too bad, but the doors are heavy fire doors and the locks are loud. I'm over 60 and need to use the toilet several times during the night. The "Fort Knox Run" became very tedious after the first night. If you don't suffer that problem, you'll probably be OK.

For the price we payed, it was okay
The interaction with the host was helpful and nice. The location was good even tho I think it is not one of the safest parts of the city. A friend of mine that lives in Nottingham at least thought so. There is a Tesco right out and an Aldi not far away. Not far off from the center if you take an uber etc.
It wasn't the cleanest, the shower didn't drain properly. The host told us to flush the toilet so that the water would drain (a bit silly) But that didn't work as great either. The bed felt like it could fall apart at any second. In order for the heating to work you had to walk to the front door of the building and press a heat booster. No idea if that is common in the UK but it was annoying. Especially since sometimes people would turn it off again and without the heating on it was freezing in our room. We had a back door in our room that led out to a terrace. It was a bit scary not being able to lock it but we just assumed that it would be safe. It was very noisy, you could hear other guests very clearly. The plates and glasses etc. were dirty.
