If had taken notice of the reviews then I wouldn't have booked, I'm so glad I did because although the communal area wasn't of a good standard, the apartment itself was great. The weather was unexpectedly hot and a fab was provided which was gratefully appreciated 👏🏽 The location was perfect for us, with great public transport. There's loads of shops and places to eat near by. I would definitely stay again

I am a frequent user of Booking.com and I stay in different properties around London every month. I have to say this is one of the best I have stayed in. The Location is fantastic with a host of local amenities on your door step. There's a local supermarket across, too many bars and restaurants to choose from and a gym on the corner. St James Station is a 2 minute walk which takes you straight into Liverpool Steet where connections can take you anywhere into London. We were greeted by the host on arrival who made us feel very welcome. The space itself was spotless, with fresh linens, a well-equipped kitchen, and a very comfortable bed. The Wi-Fi was fast and reliable, and the heating and hot water worked perfectly throughout the stay. The property was perfect for a group of 4 with everything you need for a short stay in London. I would highly recommend this property and will definitely be staying again.

I'm so glad I didn't read some of the negative reviews for the property as I booked in a hurry. Do not take any notice. The hallway leading up to the property could do with a lick of paint, which is the only thing I agree on, there was no smell and a 5 second walk to reach the front door through the hallway does not affect your stay.

Jazz is an exceptional host. Warm hearted, hospitable and prompt with his communications, he has this cozy place done up thoughtfully with essential amenities. I look forward to staying with him again and highly recommend this place to stay to others as well.

The location was central and ideal for visiting nearby family and accessing the overground. The underground is an easy 10 minute walk away and the High Street quickly accessible. The kitchen area was well-equipped although we did not use this, plenty of toilet rolls supplied. Nice quality towels but overall I would not rate this as deluxe accommodation. The host was there to greet us with the keys. He was very friendly and did come back to replace the cot - see comments in 'what we didn't like'. 2 fans available which proved useful as it was very hot weather. Whilst much smaller than the photos portrayed the flat was well equipped.

Hopefully the comments will be taken at face value as these are intended to be constructive. Whilst probably out of control of the proprietor the entrance stair-carpet is dirty and off-putting. I would suggest speaking to other owners and getting this replaced alongside a fresh lick of paint which would make first impressions much better. The stairs are quite steep so would not be suitable for anyone with mobility problems. The flat was generally clean although the bed-settee had stains on it - the host explained it was due to drink being spilt by previous occupants. There was also a smell but there didn't appear to be anything that could cause this. The wide-angle lens photos make the flat appear much larger and quite misleading. On booking I requested a cot, also reminding the host a couple of days prior to arriving (as requested). Unfortunately it was not set up as expected, but in a bag given to us and the host telling us there was a larger one as well. On returning to the property after visiting family we tried to put the cot together - this transpired to be a next-to-me cot which had previously been put together wrong and also (as the host told us after) had a piece missing. My granddaughter is almost 8 months old and both too big too heavy for this type of cot. By this time it was 11pm but we needed somewhere for the baby to sleep. I called the host, he said it would be 30mins before someone would be there. 40 mins later he arrived and brought in a proper (travel) cot, which is what I'd expected to be ready for us. By the time it was set up it was almost midnight. The sheet provided for the bed settee was too small - the elasticated corners would not fit. Suggestion; buy king-size, probably a flat sheet would work better. The host was very communicative but sent me a text at 6am, which woke me up, asking me to let him know when we had checked out - he had already asked me in an email via booking.com. Carparking was not available until very late.
