Don’t let the slop outside of the place scared you. It’s really just that part.
Great restaurant across the street and Tops daily right next door. Massages are abundant in the area and walking distance to beach

Love the location. A bit off from the beach, but it is walking distance. Staff is helpful can be a bit more. The place is not the top notch but it is value for money. A few things to notice
1. AC works but it takes time
2. They do charge you for electricity in cash at the end of your stay. It is clearly written and communicated. They will deduct from your cash deposit. Or you can leave your passport with them and pay them at the end (in cash I believe)

We were charged 1000 baht per room, 2k in total, for cleaning fees. I booked 2 rooms for 2 nights, if I knew this in advance I would not have booked. They charge you for electricity, apeox 100baht per day per room.
There is an enormeous construction site next door, making noise from 8 to 8 all day long.
Room is nice but old, TV snd firestick is too slow, no wifi in 2nd room, dripping water tap that wasnt fixed.
Full of longterm russians for who this is fine, but not for short term tourists.
Nice pool temperature but hard to enjoy with the construction noise. Definitely not coming back
