Located around 20 minutes walking from city center. I decided to walk so I observe the neighbourhood. Need to be extremely cautious, you may lose the exact spot due to awkward numbering in the area. There is a social club really close and that was how I knew the premises were somewhere there. Interesting building and room. Owner was very friendly and helpful. Room was pleasant and the kitchen facility and bath were on the same floor. Breakfast included eggs, cereals and spreads, so it was really good. There was an extra small fridge in the room, for my own food, in addition to my own space in the kitchen.
It's kind of awkward numbering around and took sometime to find the premises. My phone stopped working, the time I had to call the owner but it worked in the end. Mattress was not my type (I have back pain and it was not helpful at all..). Some guests were extremely noisy, some of the days, but of course this is what happens regularly in a shared accommodation.

Great place to stay. Worked away for a week & just needed somewhere to crash. Room was compact but cosy, clean & inviting .Everything you needed on hand deffo stay again. Thanks guys

Very convenient for visiting our son living nearby, and also the city centre attractions. The host, Simon, was very friendly and helpful. The bedroom was a good size and it was a bonus to have use of the smart kitchen in the attic with views over the city and cereals, toast, jams, eggs, etc for breakfast.
In the dark it was hard to find the property as hardly any houses on the street had numbers clearly showing. Finding a parking space on the street was not easy. The heating in the room came on quite late in the morning so it was still quite cold on waking up. The ensuite needs a little attention with very dark lighting and toilet seat that requires fixing. But nothing was a big problem, and for the price it was extremely good value. We would certainly stay again!

The keys were easily accessible, the hosts friendly and welcoming. Being able to cook, especially breakfast, was brilliant. The bedding was clean and, even a grouch like me, has to admit with a warm smile that it was comfy.
Perhaps twenty to thirty minutes on the west side of Hull gave quick and easy access to the centre of Hull.
The shower curtain could have been shorter so it doesn't lie on the bed of the bath. It would make it safer, and is easy to fix.
Low ceiling in bedroom gave character to room, but also made it difficult to navigate, which in the grand scheme of things was not an issue for a 2 night stay.

A beautiful property with delightful hosts. I was so warm and cosy in my impressive room, plus it was great to have access to a communal kitchen if I decided to snack/eat in. Also, great transport link into Hull City Centre, although it's easy walkable anyway.

This was an incredible place, run by the most delightful people. Simon and Catherine were welcoming and attentive throughout. My room was spacious, spotless and comfortable and the decor nothing less than fascinating in what is, primarily, their home. The history of this splendid house is intriguing. A large well appointed communal kitchen is available and basics such as eggs and bread provided for a cook-it-oneself breakfast but my room also included tea and coffee making facilities and a fridge.
The bathroom shower didn't blow me away, either literally or figuratively, though I understand from Simon that repairs are in hand...

The host was excellent - very quick responses to my messages ahead of arrival and a lovely warm welcome.
The property benefits from a guest kitchen stocked with breakfast things and seating which was useful for eating takeaway food not in my room.
The room was spacious, warm and comfortable and the house itself was delightful.
Unfortunately the en suite shower was broken and could not be fixed over the weekend. I’ve marked the property down for this, but I’m sure it was just a blip and it will not deter me from booking again on another trip to Hull.

I stayed here for two nights - the room was very affordable and a nice enough size. The view out onto the beautiful garden was a bonus for sure. The shared kitchen is great too, just meant I didn't have to eat out and could cook my own food. Location is decent too (not too far to walk to the city centre) and the house was also nice and quiet!

The location was good as it gave me access to the city centre and in close proximity to the places I needed to visit. The breakfast options were great as I had a variety of cereals as well as other things to choose from.
When I arrived the host wasn’t around to receive me, the room wasn’t ready when I arrived and the lounge didn’t meet my expectations. It was untidy and unkempt.

The host Simon and Catherine were extremely kind and friendly. Instantly put us at ease after a long day of travel. We spoke mostly with Simon during our stay ans he was very accommodating and understanding as well as going out of his way to make the stay fun and comfortable.
I absolutely loved our room and the bed was extremely comfortable. You could tell a lot of thought had been put into the room.
There was a nice size kitchen for guest to use, all white goods included as well as food storage if needed. The basement had a few weights, boxing bags, and exercise machines as well as two dart boards and a pool table.
I would definatley come stay again, I truly didn’t want to leave it was so peaceful. I recommend this hotel to anyone. The hotel is absolutely beautiful as well as the grounds.

I had a wonderful stay at Simon and Catherine’s place in Hull. From the moment I arrived, I felt incredibly welcomed. They were both kind, responsive, and made sure everything was perfect throughout my visit. The house was spotless, cozy, and had all the little touches that made it feel like a home away from home.
