In an effort to ensure a more cohesive flow to our front gate/security operations, the Board and HOA Office remind all
owners/residents of the processes set in place for guests/short term rentals, deliveries, amenity use and
transportation services.
Waterside South – Guests/Short Term Rentals
Must be called in or be entered in the visitor log prior to their arrival on property.
Are required to show proof of identification – (Driver’s License/ID).
Security will screenshot a copy of their vehicle registration/rental car agreement and their driver’s license(s).
This applies to any guest/short term rentals being issued a pass, that are staying on property overnight or for
any duration of time.
If the guest/renters have not been called in, entered into the visitor log or the office has not been made
aware of their arrival, they will be directed to make a U-turn and clear the drive while the gate contacts the
unit owner/resident for verification.
Short Term Renters are allowed to utilize the amenities while on property. Guests of owners/residents are
not permitted to use the amenities at this time and will be asked to leave.
All owners who are leasing their unit must provide a copy of the following to the Administrative Office:
Executed Lease (signed by all parties)
Executed Lease Addendum
Leasing Administration Fee of $100
Owners must be in good standing on their unit Condominium Assessment Account to lease their residence. All
required lease documents should be submitted, at least two (2) weeks in advance, no later than 5 days prior to the
commencement of the lease or an additional $100 fee will be charged. All leases and lease addendum must be
complete and signed by all parties prior to being submitted to the Association for approval.
No resident shall be registered with the office until all materials are received.
Owners may only lease their unit 3 times per year for less than 30 days.
Lease Renewals: If a lease is renewed, the owner should complete and return a Lease Extension to the office. If
renewals are not received in a timely manner, transponders and amenity cards will be deactivated.
Waterside South – Deliveries/Transportation Services
All deliveries must be called into to the gate prior to their arrival on property with the exception of UPS,
FEDEX, LaserShip, Amazon, USPS and DHL.
No delivery person will be permitted access if the owner/resident has not called them in or notified the gate
of their arrival.
Deliveries that the gate have not been notified of will be asked to U-turn and will be responsible to contacting
the owner/resident to advise the front gate in order to gain access.
UPS, FedEx, Amazon, etc. are allowed to deliver until 8pm.
No deliveries will be accepted at the gate on an owners/residents behalf.
Uber/Lyft or taxi service must be called in by owner/resident – Guests are not permitted to call in ride share
services.
Guests here refer to someone not registered with ofc.
Waterside South – Amenity Usage
If an owner has an approved short term renter or another rental service, they are allowed to use
the amenities provided they follow the Rules and regulations.
