The Neighborhood:
Casa Coati is located within the small Kokoon Pueblo complex, situated in Region 15 — the newest gem in Tulum's expanding district, our villas offer a serene escape with a touch of jungle tranquility while maintaining proximity to the pulse of the town. Only a short 10-minute drive separates you from the renowned beach road, ensuring easy access to Tulum's famed coastline (bumpy unpaved roads are not uncommon in as our small town is now turning into a city)
Within a brief 10-minute journey in the opposite direction lies La Veleta, a coveted area brimming with lively restaurants, charming cafes, and pathways weaving through lush jungle landscapes. Equally close is Aldea Zama, granting exclusive access to a vibrant residential enclave. A few minutes further leads you to Tulum Center, the bustling heart of this lively town. Most guests rent a car, scooter, or ATV's

1. Parties and Noise Policy
- Parties are strictly prohibited.
- Small gatherings require prior written approval from management.
- Loud music and excessive noise are prohibited after 11:00 PM.
- Guests must respect neighbors, staff, and community regulations.
- Violations may result in a USD $500 fine, police intervention, or eviction, as applicable.
2. Energy Conservation
- Guests must turn off air conditioning, lights, and electronic devices when not in use.
- Air conditioning must be turned off whenever the villa is unoccupied.
- Excessive or irresponsible energy consumption may result in additional charges, where applicable.
3. Prohibited Items and Activities
- The possession or use of illegal drugs and firearms is strictly prohibited.
- Violations may result in immediate termination of the rental agreement, eviction, and/or legal action in accordance with applicable Mexican law.
4. Utilities and Unexpected Events
- Tulum may occasionally experience power outages, water interruptions, or other utility disruptions due to circumstances beyond the property's control.
- The management company is not responsible for interruptions caused by third-party service providers, weather conditions, or other events beyond its reasonable control.
- In the event of severe weather, emergencies, or safety concerns, authorized staff may access the property when reasonably necessary to protect guests, the property, or others.
5. External Vendors and Service Providers
- External vendors and service providers are not permitted to access the property without prior authorization from management.
- This policy is intended to protect the safety, security, and privacy of all guests and the property.
