Welcome to our brand-new listing for our lovely home. Perfect for Couples, young family, businesses, nurses, and more. We are wonderfully situated in the Burbank neighborhood close to Burbank Airport, Universal Studios, and Hollywood. If you just want to stay home and chill we have a TV, comfortable bed, kitchen with full amenities, AC, and more! Take it easy at this unique and tranquil getaway.
This spacious 2-bedroom home is centrally located in a quiet neighborhood. This house is comfortable, clean, and has so many awesome features—it is a must-visit!
This home features family-friendly spaces, updated appliances, and a fully equipped kitchen with a coffee maker, refrigerator, & lots of natural light. It is fully stocked with plates, utensils, small appliances, etc. If you plan to do any cooking or baking during your stay, this kitchen will not disappoint.
Guests have access to the entire property.

Quiet hours are strictly 10:00 PM–7:00 AM. Please keep noise to a minimum and respect our neighbors. The property has a Minut noise-monitoring device. Excessive noise or violations may result in a $200 charge, subject to applicable laws and Airbnb policies.
2. **Check-Out & Late Check-Out**
Check-out is strictly 10:00 AM. Late check-out must be requested in advance and approved by the host, depending on availability. Unauthorized late check-out may result in a $100 charge for additional cleaning and scheduling costs, where permitted.
3. **Check-Out Checklist**
Before leaving, please:
- Gather used towels in one place.
- Leave the house tidy; no deep cleaning is required.
- Load dirty dishes into the dishwasher, if applicable.
- Return keys to the lockbox and garage clickers to the kitchen counter, where applicable.
- Turn off all AC units, lights, and appliances.
4. **Essentials & Supplies**
A starter supply for approximately three days is provided, including:
- **Bathroom:** Shampoo, conditioner, body wash, hand soap, and toilet paper.
- **Kitchen:** Paper towels, dishwashing liquid, dish sponge, and trash bags.
- **Cleaning & Laundry:** Basic cleaning supplies and laundry detergent, if available.
Guests are responsible for purchasing additional supplies needed during longer stays. Supplies are not replenished unless otherwise specified.
5. **Furniture & Property Items**
Please do not rearrange furniture. Return any moved items to their original positions before check-out. Treat all furniture, décor, appliances, and household items with care. Documented damage, loss, or reasonable restoration costs may be charged where permitted by applicable laws and Airbnb policies.
6. **Monthly Rental Utility Cap**
Utility caps vary by property. Please message the host to confirm the exact utility cap for this unit. Any excess utility charges will be handled according to the agreed rental terms, applicable laws, and Airbnb policies.
7. **Filming & Photography**
Personal photography and filming are allowed as long as they respect neighbors` privacy and do not damage the property.
Filming is permitted provided noise is kept to a minimum at all times, especially during quiet hours from 10:00 PM to 7:00 AM. Guests must ensure that filming does not disturb neighbors or create excessive noise.
Commercial filming, professional productions, or content creation involving crews, additional equipment, or unregistered visitors require prior written approval. Unauthorized parties and events are prohibited.
8. **No Smoking**
Smoking and vaping are strictly prohibited inside the property, including bedrooms, bathrooms, and indoor common areas. A $300 smoking fee and documented additional cleaning or damage costs may apply where permitted by applicable laws and Airbnb policies.
9. **Pets**
A maximum of one pet is allowed with prior host approval and payment of the applicable pet fee. Guests are responsible for their pet`s behavior, cleaning up after it, and any damage caused. Unauthorized pets may result in applicable charges. Assistance animals are handled according to applicable laws and Airbnb policies.
10. **Rental Agreement & Guest Responsibilities**
Guests must comply with the applicable rental agreement, reservation details, occupancy limits, payment terms, utility arrangements, and property-use rules. Please report any damage, maintenance issues, or safety concerns to the host promptly. Additional rental terms must comply with applicable laws and Airbnb policies.
11.Unauthorized Guests: If you bring additional guests without notifying us and receiving prior approval, we reserve the right to terminate your stay and require you to vacate the property. A fee of $100 per unauthorized guest will apply, including any additional guests discovered after checkout.
12.Noise Complaints: Any noise complaint may result in a $500 fee.

The property is in a good location, looks as pictured and was clean. The property manager reached out several times with a robo type email offering to answer questions and provide sightseeing ideas and directions- however never responded to our email regarding broken slats in one of the beds and other questions. Here are our suggestions to make the property a better place to stay: fix the bed with broken wood slats, provide bath soap/wash, wash clothes and more than one hand towel for 4 people, more than 2 towels ( 2 were nice, white and hanging in bathroom. 2 were found in the bedroom closet. They were clean but mismatched and looked like potentially had been used as a rag) a wine opener (seriously there was not one- couldn’t believe it) an oven mit, baking sheet and more glassware. Overall we enjoyed our stay and recommend the property.
