Kitchen is well equipped, Television is up to date, bed is OK, room warm enough, hot chocolate as well as tea and coffee supplies. Key box and access is not too complicated. Affordable price.

Had to park at the other end of the street and half on the pavement, nine in the morning is quite an early check out time and the threat of a fifty pound fine if instructions are not followed exactly is a little unnerving.

excellent accommodation , I am return visitor, Bedrooms are nicely furnished kitchen with all the necessary appliances Just excellent value for money, hosts are very professional and accessible.

Very clean and sensibly furnished room, having a fridge in the room (as well as the kitchen available for use downstairs) was a bonus. Good wi-fi and well set up television. Desk in the room was very useful too (I didn't use the downstairs dining room this time.)

No towels provided as far as I could see. Also the nine a.m. check out is a wee bit early for me, and just having the one bathroom with the toilet in that room can be awkward if all three guestrooms are fully occupied.

Bed had a strut down the middle which was uncomfortable. Hard wood floors meant that footsteps from upstairs were quite loud.

The bathroom was very dirty and smelly

Very kind and helpful staff; excellent communication and good kitchen and dining room facilities. Minibar in the room was a plus to keep bottles of water cold. I did not use the fan provided but was very glad that it existed.

Unfortunately, due to the type of accommodation, only a common bathroom was available and it was not always kept tidy by other guests; also, bed was way too narrow, which can be a problem for some people. I am shortish and definitely not overweight and even then had to be careful not to fall off of it. :]

I really enjoyed the convenience and city centre location. I could always get a parking spot outside, and the facilities were right next to my downstairs room, which was absolutely ideal for me. The price was key for this trip, so if you are reasonable with your expectations, you will find this a budget bargain, a cute little place to stay, and with a very good bed and pillows. Also, the owner was flexible with checkout time, which was super kind, and I really appreciated it. There is a good, large shared dining room with a table and everything you need in the shared kitchen. The outdoor space will make a wonderful little garden someday. Overall, a bargain budget stay, and I would definitely stay again if in the area.

The room was crazy hot! Not too much of a problem for me, personally, as I used to live in Spain with no air-conditioning, but I know most people would not be able to tolerate this comfortably. I realise it was a heatwave, but still. There was a small, good fan provided, which helped when getting ready or trying to sleep! It is also worth noticing that if you are planning on staying in and watching TV, there is no soundproofing, and the guy upstairs came down to advise me of the noise, even though the TV was on volume 9 🙈 I turned it down to 6 and couldn't hear it, so I watched my phone instead. Not a major issue for me. The place could probably do with a deeper clean. Some may find this more of a problem than others. For me, the bedlinen was perfect and clean, and it was somewhere just to lay my head. I was more than happy with this, but I manage my expectations and am reasonable when making judgements and reviewing a place. Overall, a bargain and I would stay again.

Great location. Had everything I needed, including a fan for the heat wave. Host was fantastic. Very friendly and helpful. Short walk up a hill from the train station and then close to the town center and Portman road stadium. Very convenient and comfortable. Easy check in and checkout. Overall excellent stay.

Not the fault of the property but I was there during a heat wave which was warm. Be aware, depending on your room, you might have to deal with stairs. Had an issue with adjusting the temperature of the shower, but no big deal for me really.

I went to visit my Mum last minute and booked in on the day. Good location near the railway station in Ipswich, comfy bed and well decorated and appointed room and good kitchen and bathroom. Well equipped kitchen, if I had wanted to cook a meal everything I needed was there. I had to look for parking in the road but there was space.

Parking spaces would have been great but these properties were built a long time ago before cars. Hey ho, we can't have everything.

Big comfortable room. Bed was a single but comfortable.

The wooden floors were a bit noisy.

Overall stay was okay, especially for solo travellers. All the basics were there. Certain area's within the property need finishing,repairing,renewing to make it better.

Maybe underlay & carpet in the above rooms to cut down on the noise.
