About this apartment rental

A fresh inviting place to stay in the most admired downtown neighbourhood! Walking distance to many pubs, restaurants, boutique shops and more! Transit at your doorstep to NAIT, WEST EDM MALL, GRANT MACEWAN, U OF A and more!

Located in the admired neighbourhood of Oliver. We have owned this condo for 10+ years and have really added many personal touches you will not find elsewhere. One of our favorite things about the space is the pallet wall!

Guests will have access to the entire condo.

Hosts will always be available by message through the app.

We LOVE the neighbourhood!! Although our place is quiet, If you like to be in the middle of the excitement this may be the place for you! Our home is walking distance from a large variety of bars, pubs, restaurants, the city centre mall, the artsy 124st district, an amazing bakery, and much more interesting little shops! Check out the map for all our favourite places in the area to go!

City transit at our doorstep!

- Bus to West Edmonton Mall a minute walk from front door.
- Grant MacEwan University is a 12 minute walk
- Bus to University of Alberta is diagonally across the street.
- Bus to NAIT is directly outside our front door.

- Due to a guest bringing extra guests we have installed a doorbell camera on the outside of our front door. Please note that the camera is not inside the suite. It is on the outside on the apartment door.

- Our suite does not have cable. It is a smart tv and is signed into Netflix for you to enjoy!

- To our guests: if you do not believe that we deserve a 5-Star rating, please inform us as early as possible so we have time to make your stay more enjoyable. :)

Long-Term Rental Policy (30+ Days)
Bookings exceeding 30 days are governed by the Alberta Residential Tenancies Act. A formal residential lease agreement must be signed, and we require the first month`s rent along with a security deposit equal to one month`s rent. In accordance with provincial law, we will complete mandatory move-in and move-out inspection reports together. Your security deposit will be held in a trust account and fully refunded within 10 days of check-out, provided the property is returned in its original condition (excluding normal wear and tear). The cost of repairing any physical damage caused during your stay will be deducted from the deposit as permitted by law.
- When entering the apartment at night, please be quiet as the entrance is close by our neighbour`s home
- Please take off your shoes at the entrance mat
- Quiet time is 10:30pm-7:00am
- Guests cannot bring animals
- Absolutely no parties
- Turn lights off when not in the suite
- Please no smoking in the suite. If you smoke, there is an ashtray provided on the balcony (please ensure cigarette butt is completely put out). Please be courteous and quiet to not disturb our neighbors. Ashtray must be used, do not throw your cigarette butts on the ground. There will be a $500 fine if there is smoking inside of the suite.
- Absolutely no extra unconfirmed guests or visitors
- Please do not use towels or face cloths for removing makeup. Wipes are provided. Fees apply to stained towels where stains cannot be removed
- Please do not leave windows open in winter for long periods of time

Guests who break our house rules may be asked to leave the property without a refund.

Had an amazing stay here - the apartment was really nice, well located and the host was incredibly helpful, friendly and very responsive.

The apt is awesome, the hosts did a lovely renovation and they are super responsive and it is well stocked. It is fairly good location, but as the unit is on the 2nd floor, you can hear the noise from the street. Note the building is old and you can hear the plumbing from the other units as well as just people walking above.
