The unit is as described. It is very small. It is more on the outskirts of the Ruffaza than central to it. You can walk to most things you want to see.
The location is weird. It appears to be a converted retail space. The only window is the front door that lets in no light. There is a busy park right out the door. Soccer balls were hitting the glass door most of the day. We arrived at night. To find the unit you walk down a dark street/alley and have to search for the room number. You must use you phone to access the unit, so you must carry your phone with you at all time and make sure your battery doesn't run out. The staff was very responsive. It's not a bad unit. But I would not rent it again.
