Not suitable for those visiting Udine on business as they refuse to offer an invoice.

The location is very handy just behind the station if you're arriving by train, and there is plenty of space in this mini apartment, with a desk and a basic kitchen. All good in this respect. It is however on the ground floor by the street so it's worth bringing ear plugs so as not to hear the cars going past outside. There is a lot of light from a street lamp that comes in from one of the windows above the bed and no real curtains so maybe bring a mask as well. Would recommend to the owner to add something to this window, as the light is right outside, but perhaps this no longer matters, as when I asked for an invoice I was told this property is no longer in service.

I requested an invoice while I was there and received a note without the property name or address, or indeed the owners details, just my name along with the price. When I asked for a proper receipt or invoice I was told they were no longer running this property... An invoice would seem to me a basic legal requirement – as a self employed professional here in Italy I am all too aware how strict the bureaucracy is, and so this was very surprising and frustrating. The absence of an invoice or receipt of my stay means I can't claim back the expenses, which means this was an expensive business trip for me. If people find that this property IS still available, it's not therefore suitable for business trips. Future visitors should also know that it's one of those new type of places without anybody on site to let you in or welcome you – maybe some people like this model – so just make sure your phone has enough charge and data to be able to get the key digitally when you arrive.

Great location in a close proximity to the city center. Although the apartment is small, it is well designed. You can find everything that you need for your stay there. It's perfect choice for one or two nights in Udine.

The concept was generally good, but there were a lot of negative aspects.

Inexpensive parking right next to the entrance to the apartment. Autonomy - no owners, no strangers, a kitchen and almost everything you need, A relatively large refrigerator.

The registration process is unreasonably complicated, especially in the evening after a long journey. When you select a camera on the registration website, the selfie camera turns on, which is difficult to take photos of documents with in the dark. In the key box, on the left side, there are metal nicks that stick out, which I cut my finger on. The air conditioner is practically non-functional. The garbage containers next to the apartment are only at the neighbors. On the day of departure, at 8:00, the electricity went out.

Cucina dotata di tutto, letto molto comodo! Parcheggio di fronte a casa!

Non appena arrivati la casa era molto fredda perché non era stato acceso il riscaldamento preventivamente. Una volta acceso si è scaldata bene. Bagno piccolino ma ok!

La posizione è molto comoda, la pulizia dell' appartamento mi è piaciuta,ci sono tutte le cose che servono per un soggiorno gradevole, inoltre la proprietaria è stata deliziosa, mi ha tenuto i bagagli fuori orario e si è offerta di darmi anche un passaggio, è stata gentilissima e tornerò volentieri:)

posizione non molto centrale, ma comoda per le nostre esigenze. Appartamento con il giusto necessario per soggiorni brevi. Letto abbastanza comodo.

nessun punto dove poter appendere asciugamani o abiti, se non vicino alla porta di ingresso per le giacche. Nemmeno il bagno ne era provvisto, come era sprovvisto di bidet.

Todo excelente, muy bien todo una única observación el aparato de aire acondicionado deberían de hacerle una salida al exterior para la extracción del aire caliente para que se pueda apreciar más y quizás gaste menos

lo único que no me gustó, es que la información de la taxa por alojamiento no era muy clara lo que hizo que quedara mal, ya que solo informan el valor y no ponía que era por día y por persona por lo que solo había dejado lo de un día y de una persona, teniendo que ir corriendo al banco hacer una transferencia por la diferencia.

Ich habe noch nie so eine nervige, zeitaufwändige und unpersönliche Vermietung erlebt!

Die Wohnung ist sauber, von ausreichender Größe und gleich ums Eck beim Bahnhof.

Der Gastgeber hat keine Zeit für seine Gäste und deshalb müsste man sich auf der Plattform Vickey registrieren. Dafür muss man seinen Pass und ein Foto mit Pass hochladen - das habe ich verweigert. Dann wurde es kompliziert. Da diese Buchung für mich nur eine Notbuchung war (die eigentliche Unterkunft war an diesem Tag nicht frei), war es um so nerviger, wie viele Mails nötig waren, um die Schlüsselfreigabe hinzukriegen. Zum vereinbarten Zeitpunkt war dann die Schlüsselbox nicht freigeschaltet und ich musste fast eine Stunde in praller Sonne warten, bis das funktionierte. Der Vermieter hat sich übrigens auch erst sehr spät namentlich "geoutet". Vorher waren seine Mails anonym - er hat auch mich nicht persönlich angesprochen. Also wer es ausgesprochen unpersönlich haben will und seine perönlichen Daten samt Foto um die halbe Welt schicken will, ist hier gut aufgehoben. Ich habe gerne wenigstens 1 Mal einen persönlichen Kontakt mit den VermieterInnen, was ich in meiner jahrelangen Reisetätigkeit auch immer so erlebt habe. Außerdem hatte ich den Eindruck, dass die Bettbezüge nicht frisch waren (es gab auch einen Fleck auf der Decke), es gibt keine Schwämme für die Geschirrwäsche, auch kein Geschirrtuch, an Klopapier war nur ein kleiner Rest einer Rolle vorhanden (keine Reserve), der Kühlschrank ist sehr laut (es gibt auch Kühlschränke, die leise sind!), die Wohnungstür und das Fenster, wo auch das Bett steht, gehen direkt auf den Gehsteig, wo durch den Gebührenparkplatz gegenüber einigermaßen Leute vorbeigehen. Lässt man das Rollo runter, ist es stockfinster - aber wenn man tagsüber nicht zu Hause ist, ist das vielleicht nicht so schlimm.

DA MIGLIORARE MOLTO DIREI!!

Proprietario disponibile a risolvere i problemi visto che in precedenza avevo cambiato la data per un problema personale. Visivamente struttura dotata di servizi primari e di cucina abitabile per ogni evenienza.

Purtroppo una volta arrivati dentro l'appartamento si è presentato maleodorante e con il pavimento tutto appiccicoso. Il frigorifero era pieno di prodotti alimentari aperti e maleodoranti di clienti passati. Il letto si presentava con copriletto sporco e lenzuola pieni di capelli e peli intimi. Ho contattato subito il gestore senza risposta per 20 Min, in seguito ho contattato l'assistenza clienti di Booking per il rimborso della quota, perche' ovviamente non intendevo soggiornare in quelle condizioni, anche se il proprietario si era offerto di far venire uno staff di pulizie( cosa un po assurda visto che le pulizie fanno effettuate scrupolosamente prima l'arrivo del cliente soprattutto per rispettare le norme igieniche/sanitarie) Dopo aver parlato 3 volte con l'assistenza clienti perché il proprietario non accettava la richiesta di rimborso emessa da booking, alla fine alla 3 volta sia il proprietario mi confermava l'avvenuto rimborso e sia l'operatore di booking.
