    I've stayed at several different areas in Chiang Mai (even during Songram) and this is the quietest area and has everything you need within a short walking distance incuding ATM's EV chargers, restaurants, 7/11's and coffee shops. The pool is clean and staff friendly. Rooms are basic but very comfortable and very quiet. The only thing I would not recommend is the Italian Restaurant you walk passed to walk to the main road - the food was less than average (in quality, taste and italian authenticity) - for the high price, for us, it was definitely not worth it.

    Overall clean, but honestly at least two days they cleaned our room they didn’t clean the sink or the toilet. They changed the bed twice and only did it the second time after we asked and this was for a six night stay. Two shower heads but the rain one was not working. The tv was in Chinese and we couldn’t change it but the staff were able to help. Ample parking. Good WiFi. Couldn’t flush toilet paper in the rooms. The staff didn’t really go out of their way. They were not unfriendly but just seemed like they were there. I would still recommend this because it’s. Decent simple hotel and pretty much everything in old city is walkable.
