4. **Private Patio:** Step outside to our private patio and enjoy the Florida sunshine with a lake view. Perfect for morning coffee or evening cocktails or a sunset stroll around the community lake.
5. **Two Bedrooms:** Sleep soundly in our two beautifully appointed bedrooms that sleep up to 5, each featuring comfortable beds and ample storage space for your belongings. There is an ottoman that converts to a bed in the family room to sleep an additional person.
6. **On-Site Gym:** Keep up with your fitness routine in our on-site gym, equipped with state-of-the-art exercise machines and free weights. *Premises include onsite tennis court and pickle ball courts.

House Rules:
1. NO smoking (vaping, E-Cigarette, Hookah) in the home, violation of this rule will result in a $1000 fee to de-smoke the home.
2. Unless authorized in advance, check-in is anytime after 5 pm, and check-out is 10 am. If you'd like an early check-in at 3:00 pm and/or late check-out at noon, please let us know 24hrs in advance and send us $35 via the platform so that we can authorize this for you.
3. The apartment complex may run maintenance or clean pools, gym and other shared amenities as they see fit. Please be aware.
4. No shoes in the home. Please take them off at the front.
5. Any missing or damaged items will be charged retail cost through the portal as part of our process.
6. Any parties or excessive noise causing neighbors to complain will result in us asking you to leave without a refund of your stay
7. Management fee covers a damage protection insurance waiver during your stay.
8. Please observe and respect the Quiet Hours: 10PM - 8AM
9. Any unauthorized guests will be charged an extra $100/guest/night
10. The cleaning that you pay for is to clean the home prior to your stay. If you do not pick up after yourself sufficiently when you check out, you may be charged an additional cleaning fee - price depends on how long it takes to clean up after you. We don't expect you to scrub the home, but simply pick up your trash and put everything where you found it!
11. Do not wash hair down the drain.
12. We require a $250 security deposit for stays less than 28 nights
13. We require a $300 security deposit for stays 28 nights or longer and once a month cleaning of $100 extra fee.
14. We do not allow deliveries and are not liable for any items shipped.
15. There is a $150 charge for losing key fob.
16. Prescreening background check is required, and Rental agreement required
17. Strictly NO PETS ALLOWED except for service animals
