With an oversized front patio, outfitted with lounge chairs, built-in BBQ and 180-degree coastal views, a perfect vacation awaits you at an affordable price. Here's what you'll find:
LIVING/DINING AREA:
- Sofa, TV, Dining table w/ seating for 4
KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- Major appliances (no dishwasher); small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOM
- Queen Bed
EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
BATHROOM:
- Step-in shower
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING:
- Large beachfront patio ' Lounge chairs, additional seating, and built-in BBQ
-While the front patio is exclusive to this front cottage, the back/upper cottage of this duplex is allowed access to and from the beach/boardwalk using the front patio walkway and entry gate.
ALSO INCLUDED:
Wi-Fi, 4 low-profile beach chairs; hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with personal toiletries)
DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
LAUNDRY:
Free shared facilities are in the rear patio closet. Guests must provide their own supplies.
PARKING:
1-car parking in a single car garage ' small to mid-size vehicles only.
PETS:
Dogs are considered. # of pets, size and breed restrictions apply. Approval by Manager is required, and a non-refundable pet fee will be assessed.
LOCATION:
Within immediate walking-distance to beaches, restaurants, bars, the Balboa Island Ferry, the Catalina Flyer, shopping and fun in the Balboa Village area.
ALSO:
The back 2 bedroom/1 bath unit can also be rented simultaneously, when available.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, and portable high chairs, twin rollaway beds, etc. Contact us for more information!
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

The place was very clean with exception dusty light fixtures. Could use more glasses, only 1 champagne glasses and large plastic Margarits was all that was provided. The kitchen has 3 windows over the back area with no shades or curtains so if anyone was staying in the back units you could see into the house. Would love to see a fire pit for the porch area.Amazing location!

We really enjoyed the location. We got to explore some of the more "local" establishments. We rented bikes and enjoyed long beach walks. The cottage is so cozy and cute, with great amenities. Highly recommend!

What a fun time! We stay in Balboa every year and this one of the best places we have stayed. It’s small but perfect for two. Wonderful location.

There were many great things about this rental. First, the location. It was right on the beach, the chairs and front sitting area were awesome, and it was a walkable distance to many restaurants and shops. Unfortunately, there were several things about the property that were annoying. It was a lengthy check-in process involving verifying my identity, which is fine, but instead of providing a detailed email explaining where all the amentities are located, it became a sort of scavenger hunt. The washer & dryer were located in a different building, behind TWO different doors. You had to open a door that I assumed was locked since it had a door code on it. It wasn't locked, but once you entered that room, you had to go through another door and there was the washer and dryer. Even the property manager on the phone couldn't remember where it was and told me, "it's by the stairs" (there were no stairs.) There was no laundry detergent provided. I've never stayed in a VRBO where detergent wasn't provided so that was annoying. The beach chairs were also hidden in that room. The beach toys were stored underneath the grill? I only accidentally found them. The bed was VERY uncomfortable. The pillows for the bed were awful, too. There weren't any extra blankets anywhere. There were no black out curtains in the bedroom and the lights from the house next to us were very bright. I wanted to like this property but it was just okay.
