Nice condo 911 tower 3, comfortable and clean with a hot shower if wanted. Cooking facilities microwave fridge and decent aircon. Grass Residences is good development connected to the SM North mall clean and well run all the staff helpful and well turned out the pools were basically empty tho always in the shade, I would recommend staying here.
The traffic noise was a issue for me as I'm a light sleeper and you could wait a while for the elevators to arrive that's it.

Very convenient at the heart of the city.
Not properly managed. We have to ask for repair of the shower hose and wifi. Though it was repaired but still in cause an inconvenience.
