Located minutes away from Keeneland, the Bourbon Trail, UK, golfing, restaurants and shopping, you’ll have easy access to the best of KY while nestled away in a peaceful retreat.

➤ Large Chef's Kitchen: fully equipped, top of the line appliances, island with seating for 4, separate bar with (2) beverage coolers, coffee/ tea station with Keurig, drip, French press, tea kettle and all the fixings you need to kick off your morning right
➤ Dining Area: seating for 10 around the table with plenty of dishes, cups and silverware (including toddler dishware). We also have a high chair for your little ones.
➤ Walk out deck with lounge area/ firepit table, gas BBQ and outdoor dining for 10
➤ Half-bathroom: conveniently located off the kitchen
Upper Floor:
➤ (3) King Bedrooms and a "bonus" room with Queen bed all with 55" TV and blackout drapes.

➤ 75" TV, comfy furniture, expansive bar with full size refrigerator, dishwasher and icemaker, poker table, dominoes, multiple card and board games.

Enjoy the views of our barn while playing a game of horseshoes, cornhole, croquet or bocci ball. ***Pool is open seasonally, weather-dependent (approximately April - October). Heating fee: $30/ day on request.

This property requires a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $50 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. If you choose not to sign, you may cancel within 48 hours without penalty.
To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about our home and all of our favorite local spots.
Your guest portal includes advertisements with third-party upgrades that you may want to enhance your stay. These upgrades are optional and can include:
Early Check In (when available): $20 per hour.
Late Check Out (when available): $40 per hour.

-8 Adults maximum/ 10 guests total.
-No Smoking/ Vaping
-No illegal activity
-Only registered guests allowed for overnight stays.

The pool is open April through mid-November (sometimes longer, weather depending).

Bringing your furry friends?
Our dogs are family too! We provide bowls, leashes, poop bags and beds. Pet fee is $250/ stay for up to 2 dogs. Please refer to our pet policy prior to booking.

The cameras are outward facing and do not look into and interior spaces or our backyard. The cameras record video and sound when activated by motion.

This house is amazing! Very cozy, comfortable and extremely clean. We loved the area. The location worked well for the Lexington sites we wanted to see. Decorated for Christmas which we very much appreciated as our visit was early December. Also, Dawn is the perfect host. Very responsive to our questions. We highly recommend this house and will stay here again when in the Lexington area.

Dawn was great; the house was super impressive coming up to it after dark. For our four couples, all foodies, we spent a great deal of time in the oversized kitchen and loved every minute! We did bourbon tours and horse farms then came back and watched Secretariat…with bourbon! The hot tub, the fire pit, the location was all spot on!!! Dawn, thank you and hope to see you again!!!!

Dawn and her home were absolute perfection! She was so quick with communication and always so kind! The home was so clean and you had everything you needed! Would stay here every weekend if I could!
