The property was fine.

Just had a weird experience with the door being open when I made sure it was closed. Just hope no one came in when we were sleeping.

The location was great, near the train station, staff friendly and helpful, nice walk along the river

nothing really. I was a solo traveller so the bed was a double which was great but I would have moved the bed if two people in a room as you would need to climb over each other

Lovely, will definitely book again if I’m staying in Preston.

Lovely quiet location, easy to find and to park with the detailed instructions given. The rooms were lovely; the kitchen an unexpected bonus as I’d been expecting to use the shared facilities. Some great touches like chocolates, toiletries, Tassimo coffee pods.

A more comfortable chair/sofa would have been good. The one provided was ok but not very good for my back and very low - some people might not find it easy to sit and stand from it.

Very itchy!

Good location

Came home from here covered in very itchy bites, have reported to hotel, they say there’s no problem. Not even an offer of a refund.If you stay here please do a good inspection of your room.

Last min stay - perfect for our needs

Lovely big well stocked shared kitchen, super clean, actual room was spotless and the bed was really comfy - only thing I would say is maybe a couple more pillows would make it even better! Plenty of parking around the property too.

Clean and comfortable but not well suited for anyone with mobility problems

Good location and kept very clean each day. Comfortable beds and spacious communal kitchen area.

Stairs were difficult for friend who has some mobility difficulties. Shower was not great… flooded bathroom and hard to control temperature. It waa more of a multiple occupancy house than a B&B.

Was a little confused in the kitchen. Lots if signs saying room 3 do not eat so not sure what breakfast actually was. Didn't want to eat what we weren't allowed to.

Lovely and Comfortable

Great location! Only ten minutes walk from train station. Instructions for getting key and code for room arrive before check in and were easy to understand. Rang host for help with door and they answered promptly and were very helpful and friendly. Room really comfortable - we had a great nights sleep! Water and sweets in room were a nice treat.

All was surprisingly great! The only thing we would suggest is having a small bin in the bathroom for sanitary products etc, as we didn't have one and had to use the bin in the bedroom.

Clean comfortable reasonably priced room

Very clean room within what I would call a house of multiple occupancy. Close to railway station and town. The owner was very accommodating regarding early check-in.

Nice but not again.

Good price, large room, excellent guest services, check in was easy and quick. Hot shower and good pressure.

Bed was very uncomfortable. You could literally feel the springs or something. A bed topper is needed or a new mattress. Room was a little dirty, especially the bathroom did not seem to be cleaned. Seems to be a place with permanent residents too which was a bit weird for some reason. Maybe I was thinking this was just a couple of units for rent. Overall would not do again because of the bed. It really was quite uncomfortable.

Not great for the elderly

The owners were away on holiday, but their niece did her best to help us. There was a nice common sitting room, and a fridge, with some necessary food items ( milk, butter etc. )

I didn' t like that the owners were not available , and the flats were left in the hands of the lovely but inexperienced niece. Information about how to get in to the building and find our room was sent by message which we didn't receive on arrival. The niece doesn't live in the property so we had to call her out. The stairs to the room we had booked were too steep for my elderly companion. There was a ground floor room that had been offered to another guest. There had to be a rearrangement. A great place for youngish and students as a stopover.

A nice location and a comfortable room.

The location was very convenient for the function we had to attend. The flat was clean and the communal kitchen area was very good as it accommodated 2 ovens which were lovely and clean. The owner was very kind when I asked him about the emergency doors being a bit squeaky and he was able to sort it. He kept me well informed as to whether I required anything else to help my stay feel comfortable.

Once the windows were closed it wasn't as noisy. You could hear other people in the flat but that was only in the morning. During the night it was very peaceful.

A good night in Preston.

Well kept communal areas and smelt very fresh as soon as I walked in. Double bed was very comfortable and a great powerful shower. TV even had free Netflix available. Large kitchen downstairs with cooking facilities and free tea and coffee. Although I did not see the hotel / hmo owners, they kept me well informed of everything that I needed to know. Thank you.

Not a place to be opted again and not a good experience

Very difficult to locate the property, no sign board. Utensils could’ve maintained neat and hygienic. All over the night weird sound from kitchen chimney and it was very much disturbing my sleep. Informed the staff regarding the same. Room heaters does not start automatically, we have to contact the staff and they operate it from outside

Wasim was a welcoming and very helpful host, location and facilities were good. The property is well maintained and clean.

The property wasn’t really suited for three. When I made the booking the options offered 2 single beds and a futon. There was only a double bed in the bedroom and a fold out sofa bed in the kitchen/ sitting room. It wasn’t ideal but did not spoil our stay. It was just a little cramped for three tall people! No complaints otherwise.

Peaceful Preston Place to Stay

This property has been finished to an excellent standard. The check in is easy and the location is very quiet and peaceful.

I preferred on of the the top floor rooms but there are alternatives nearer ground level to avoid the narrow staircase.

One night only and met our needs at a great price - Very clean, very helpful and available owner.

Newly redecorated, clean and homely. Room had an en suite private shower and toilet and was a bargain price for one nights stay. Owner was very helpful, patient and available via telephone and text message to help and assist; as I was expecting a Reception area with staff so became slightly confused and unsure if I was at the correct location! Front door needed to be locked securely upon entering with a turn lock and upon exiting locked with a provided key. Room had a floor standing fan, black out vertical blinds, bedding, TV, towels, toilet roll, mini toiletries, hand soap, complimentary bottled water & mini cookies!

Climbing two flights of stairs to our top floor room with a heavy suitcase and a bag. Double Bed was only accessible from one side and the end. Property was a converted end of terrace - gable end house in a residential area with key coded security box access and a coded access lock to the room - Not a conventional hotel as I believed it would be as per the listing - Owner was very helpful and reassuring though! Open use communal kitchen and living room area, but as private and anxious people this was not for us - Very clean though. Property views of the local river were obstructed due to the air seal of the double glazed window having blown, but the window opened wide at least as it was July and very humid! Could hear another guest in a nearby room using their toilet and shower late at night/early hours, but as it’s a former house that’s to be expected. Outside front masonry needs a bit of TLC to make it look more inviting and cleaner, as window sill had mildew all over it, but that’s to be expected with nature close by!
