It is a beautiful little villa that has good proximity to monkey forest road.
We had a lot of issues with the air conditioner and after a few attempts at getting it fixed, it still wasn't quite cooling down the room enough. The rooms also have very small water heaters that only provide about 10-15 min of hot water. If you have more than one person staying here, plan for quick showers or be ready to space them out if you want to take a longer shower. Also, beware the rooster. We were warned at check in and they provide us with ear plugs, but nothing prepares you for a rooster calling from 5am to 5pm.
We did end up checking out early because of the AC, hot water and rooster situation, but they provided us a refund for one night of our stay.
Overall, this place is built to be Instagrammable and is slightly off the mark when it comes to comfort.

While not entirely the management’s fault, there are a lot of monkeys. The common areas outside each villa, such as the sauna, gym, hot bath etc are almost inaccessible or unusable because of the monkeys. The top floor room attracts a lot of bugs as the windows have gaps.
If you are ok with all of this, the property is beautiful and peaceful.

Breakfast was very nicely prepared. I liked having coffee beans and a grinder to make my own pour-over coffee.
We very much enjoyed the private pool and spaciousness of the unit.
Staff was extremely friendly and very quick to respond to special requests.
Our refrigerator didn't work properly, and they were unable to repair or replace it. The refrigerator section didn't get cold, but the freezer section got cold enough to store a few drinks. We did get a free breakfast as compensation, and the staff provided small bowls of ice upon request.
Also, the overall light level from all the fixtures was very low. I feel they need to replace all the bulbs with brighter versions.

It was a beautiful oasis in Ubud. The pool, outdoor area and bedroom were all lovely and it felt peaceful. A good location for the monkey forest and some good food spots. That did mean that monkeys were regular visitors and are happy to come into the living area but as long as you didn’t leave anything outside they didn’t bother us. The staff also went above and beyond for us! Helping us organise transfers, tours and great local advice. Everyone was so kind!
Hot water didn’t last long but we didn’t mind as it was a hot day anyway!

It was in a perfect location, walking distance to all the main restaurants and attractions but still quiet and cosy. The staff were unbelievably attentive and kind and the rooms were lovely.
Some maintenance is needed on the floorboards and shower upstairs- it leaked into the downstairs bedroom and some of the flooring is coming up.

I cannot recommend this place enough. I stayed in one of the smaller villas for three nights and decided to extend my stay and moved to one of the larger, 3-bedroom villas for another three nights and loved every minute of my stay. The larger villa is insanely beautiful! Incredible value, and such beautiful places. The smaller villas are very nice as well, but the bigger ones are so impressive and comfortable.
The staff is absolutely incredible. There isn’t a front desk, but there is 24/7 service via Whatsapp and the team is extremely responsive. I don’t think I waited more than 2-3 minutes for a response during my entire stay, even middle of the night.
The villas are well-equipped. Private pools, lovely showers (and soaking bathtubs in the larger villas), such comfortable beds and solid a/c. Breakfast ordered through the villa was delicious, very affordable, and always plated so beautifully and delivered exactly at the time I selected each day.
Yes, you’ll encounter a few mosquitos during the rainy season, but villa staff will bring you a mosquito coil on request and they provide repellent gel in every villa. You’re staying in the jungle, immediately next to the sacred monkey forest – expect a few bugs and lizards. Remember that the lizards take care of those bugs, so try to appreciate them whenever you see them even if they slip inside from time to time! They have no interest in you, just turn away and when you look back, they’ll be gone and they will have taken some mosquitoes with them.

You’ll be visited by monkeys! I stayed for a week total between the two villas and never made eye contact with the macaques – I just enjoyed how they passed through or stopped to observe me. If you keep your food out of sight and secure your belongings, you’ll love how whimsical it is to have these lovely visitors in the mornings and afternoons. I was never bothered by them, just delighted to see them as they passed through and hung around taking a look at me. None of them came close or encroached on my space.
Another enormous benefit is the spa services offered through Sanctuary. Putu is one of the best massage therapists I’ve ever encountered. She arrived exactly at the time arranged, was so professional, and above all is such a talented massage therapist. During my six nights, she came for massage at least four times, and a scrub. She is amazing – please request Putu when arranging spa services through Sanctuary.
Enormous thanks to Tari for coming immediately after I had an injury – she helped me with first aid and made me feel so comforted and cared for.
I can’t say enough about Sanctuary Villas. Such an amazing place to stay for so many reasons, but mainly because of the staff and beautiful villas. I hope to return very soon. Book here, it’s one of the best places to stay in Ubud.

I was not able to sleep at all , from 3:30 am until check out time (around 12 noon) there was unbelievable noise coming from roosters & animals

The pool was incredible - much bigger than anticipated. The outdoor living room area was beautiful. When the monkeys swung through and smashed a couple plates while I was inside - the response was immediate from the amazing staff and they came and cleaned it all up. Wonderful staff and they gave some great advice on where to head for some specific shopping I wanted to do (thanks again for helping me find the specific mask!)

We have never been to Bali before so this was our first experience of accommodation in Bali. Close to our arrival I noticed some recent reviews were quite negative but we really enjoyed our stay!
We had no issues with bugs in our room, they provide an insect repellant plug in with your room and also insect repellant for your body.
We had one encounter with a monkey but it was our own fault as we left a bag with our breakfast rubbish in it. He was promptly moved on and did not come back. If you do as the signs say - don’t leave anything out there especially food, always keep your doors closed/locked and close the curtains while you are in there eating, they will not have a reason to come in.
You are put in a WhatsApp chat with the staff which is really helpful and easy to get things organised especially when you’re out and about.
The breakfast delivered to the room was great!
The pool depth was deep enough to feel like you are having a good dip to cool off.
The only thing to mention is that the step/seat in the pool is quite slippery with algae build up on it so be careful when entering the pool.

It was just stunning! A little piece of paradise. So quiet and private with a lot of shops nearby. The property feels like you are in the jungle and the monkeys even come to your door, no need to go to the monkey forest.

It was a nice room, in a decent location, AC worked pretty well, the outdoor shower was also really nice.
There is construction ongoing right next door, which we were informed out. However, we did not expect this to mean non stop drilling noise (the kind where you can’t hold a normal conversation because it is too loud) from 8AM to 6PM. It woke us up and meant we could not relax at all in the villa throughout the day - unfortunately, the construction seemed to have only started recently (they were still in the process of tearing down a building), so I’d assume it’ll take at least another year or so.
Additionally, unfortunately the staff was not too helpful with activities etc. It isn’t necessarily a problem, because in Ubud it is easy to find drivers, guides, etc but it would still have been helpful to get some recommendations.

The three bed bungalow is not designed well. The third bedroom is up very steep staircase and is very hot. The other two rooms were great. Lots of holes to allow mosquitos in, no mosquito net in third room at the top. The blackout blind in the master doesn’t come all the way across and so doesn’t block out the light fully.

Great location, away from the main roads but still plenty around to do. Good base for further away trips (i.e. to waterfalls and rice terraces etc). Staff were fantastic, perfect communication and nothing was too much effort. Beautiful house with a contemporary design and lovely pool.
Not the most practical house - the stairs are v steep so difficult to get bags upstairs, showers are hot with good pressure but the upstairs one leaks to the downstairs one, and lighting throughout is pretty dim. Lots of mosquitoes in the house no matter how careful we were with keeping doors closed. Staff did provide anti mosquito coils and sprays however.

The location is close to Monkey Forest yet pretty quiet. The swimming pool is decent. AC in the lounge room is definitely a plus
We stayed in villa 11 which is an OH&S nightmare, especially for seniors - it has floating stairs without railings, beds have extra timber step to get in and out of so pretty scary at night for my aunt, lots and lots of ants inside, pink sort of mould on bathroom wall and a single mushroom growing in the bathroom with timber floring lol (photo attached). Also no TV. Not worth the price in my opinion, the villa look nice at first but not super practical.

Location is a short walk to the main street and monkey forest. Choice of restaurants/good coffee very close by. We stayed in a one bedroom villa which was very clean with many nice touches. Gorgeous garden and pool which was hard to leave. The monkeys came to visit which was a lot of fun. Friendly and helpful staff. We really enjoyed our stay in this beautiful villa and would definitely return.

Our villa was beautiful, spacious and clean and created a comfortable place for us to stay in Ubud. We really liked the location on JL Bisma as it is quieter but still has many shops and great restaurants within 5-10 minutes walk. We also walked to and from all of the key sites in central Ubud taking up to 30 minutes. It was easy to get a Grabcar/ taxi when we needed it but that was only 2-3 times in 6 days. We had breakfast at the villa a number of times and it was always delicious and great value. The staff were very attentive, helpful and made communication easy!
There were some roosters nearby that woke us up but this is not uncommon in Bali and the staff provided earplugs which helped. Monkeys also visit the villa and stole our muffins once but we had fair warning and were mostly entertained by them.

The staff are nice and kind
The monkeys visit on daily basis jumping on the rooftop of the room starting at 5/6 am making a huge noise. Their visits to the terrace eating our food and snacks. In addition to the openings in the room and terrace where you can see gecko from different sizes and colors.
Also the towel, bed curtain seemed to be overused had to change them several times.
The room itself is very small if you have more than 2 luggages will be difficult to unpack.

This property (three bedroom villa) was amazing! Such a unique architectural design with many points of interest, set amongst the trees, in a great location, with the friendliest staff. They were incredibly helpful and quick to respond to our questions via WhatsApp.
You just need to be cautious when using the staircase up to the second level as it is steep and open on one side. The spiral staircase up to the third level also requires caution.

We were truly blown away by how kind and attentive the staff were during our stay! My sister and I especially appreciated the lovely Tari, she went above and beyond to help us with everything, making our experience incredibly smooth and enjoyable.
One of the highlights was having a WhatsApp group chat with the villa staff, who regularly checked in to see how we were doing, whether we wanted breakfast, needed our room cleaned, or had any other requests.
When my sister wasn’t feeling well, I simply messaged the villa to ask about medical advice, and within 30 minutes, a friendly doctor and nurse arrived at our door. The whole process was quick, stress-free, and handled with such care. While we waited, the staff even offered to bring us herbal tea, which made us feel so supported and cared for.
The breakfasts were delicious, and the pool area was stunning. We didn’t even need to visit the Monkey Forest, the monkeys came to us! The staff made sure to emphasise the importance of keeping belongings and food inside the room, as the monkeys can be quite cheeky. On a few occasions, they got into our bin or breakfast, but with a quick message to the staff, someone was there straight away to assist.
The only minor downside, which is completely out of the villa’s control was the rooster at a neighbouring property. The staff were thoughtful enough to let us know about it upon arrival and even provided earplugs, which definitely came in handy. I was still surprised by just how loud it was at 5am, but thanks to the earplugs, it was manageable! They were also constantly checking in on us with how we were going with the rooster noises.
