Phantom Jack was very proactive on messages prior to my visit. Offered information on free weekend parking. Pointed out things like toilet was shared so wasn't surprised on arrival. All the instructions for getting in were spot on.
The shower room is cool. Bed was comfy, plenty of pillows.
Bit of an uphill walk to Princes Street but Edinburgh is all hills. Best bit though is it's downhill at the end of the night. There are 2 toilets between 6 rooms but I never found either engaged.
Nae telly in the room but there was a shared telly upstairs by the self use kitchen which no one was using so could use that. WiFi in my room gave me about 30meg down and 15 Meg up. I was just there the one night and didn't try streaming on my phone. Likely faster upstairs on the couches.
A double socket adapter would be good or a shelf up next to the socket by the ceiling. The lamp let's you charge your phone via USB.
The clock was about 50 minutes fast.

It was clean
The door to the room didn't close properly and you vould push it open with out the kek .the bed was about 5ft long and a funny shape as am 6ft 6 I did not fit at all in it and last the shower did not work and only had cold water I rang the number on the desk if there were any problems and I did not get an answer or call back at any time I also emailed and this came back to me as wrong address.

A great budget stay with well-considered facilities and a super easy check in process. Jack’s communication was really friendly and helpful. Kitchen is particularly well equipped - plates, cutlery, kettle, microwave and even things like wine glasses, oil, salt and pepper available for communal use. Sleeping and showering arrangements are totally private - it’s just the toilets, kitchen and lounge area that are shared - so this place feels like a mix between a hostel and a hotel. I needed somewhere simple, affordable and private to crash overnight and it ticked all those boxes for me.

Perfect for a few nights to stay. Close enough to walk everywhere but also a bus station nearby. The kitchen facilities are great and very clean. The room was comfortable.
I had the room close to the only toilet downstairs and woke up every time someone used it during the night.

Location in New Town is pleasant but not very handy, but was directed by affordability. There were plenty of coffee shop options for breakfast
I expected the rooms to be small but it really was barely bigger than the bed. An interesting exercise in space maximising, but not designed for great comfort. It was advertised as a shared toilet, so that was fine but would not be an experience I would repeat. Fine for younger, more casual travellers.

My flight arrived very late and I didn’t get in until 1 am or so. Entered with a key code. My room number was changed and I ended up in a tiny room. I felt like I was in a one person cabin in the heart of a cruise ship. Well, it had a bed and a shower. A kitchen and lounge room was upstairs. It was clean. Shower had hot water.
Make sure to respond to his emails quickly or he’ll put you in a smaller room.

The beds were very comfortable and all facilities were extremely clean. The property is in a very safe area and the walk to the Main Street is slightly hilly but very scenic! There are bus stops less than a minute away from the property that will bring you directly to the city centre. Although there were no windows in our room, it was still very well ventilated and also had an air conditioning unit.
The stairs are very squeaky and the walls are quite thin, so sound travels easily. However, it did not impact our night’s sleep.

The booking and arrival process was superbly clear and smooth. The shower was powerful and had plenty of heat to suit all tastes. The bed was comfortable and there were enough places to hang and place items despite the small room size. The cooling fan was a nice addition in the unusually warm weather.
Would prefer a bathroom engaged lock style. A double socket under the bedside table would be better, as I couldn’t plug in both the bedside light and fan.

The location is great, not too far from sites, restaurants etc… The bus was easy to take and one minute from the hotel. Every effort was made to foresee any needs you may have. Very personable. Perfect for a couple of nights stay.

Somehow I booked this stay without good look on a photos. The rooms are in basement, there is moist with a prominent smell of moist. If that is fine to you I think it is a good option otherwise maybe book different stay.

It’s a bit of a distance from the centre of town but this is reflected in the lower price. My room didn’t have a window and it was located next to the shared toilet. It could be a bit noisy with people going in and out of it. This wasn’t unbearable just a bit of a nuisance.

Everything especially the guy Jack who told me to process a cancellation and would rebook room out and refund me but neither accepted cancellation or refund, took my money and i had to rebook a cheaper and cleaner accommodation.

The whole property felt very clean and well-maintained. The keypad door entry meant that I could arrive at a time that suited me - this was really helpful. Great communication from Jack - I knew that I could have contacted him if I had a question about anything.
It would have been great to have another plug socket in the room - I had to unplug the bedside lamp to charge my laptop!

For the price, it was nice! It’s a very simple room setup, but definitely everything you need to get by. Everything was clean: the room, bathrooms, and the kitchen/lounge. The kitchen was good and had free coffee, tea, and basics (sugar, salt, etc.). It was especially nice to have activities and brochures about Edinburgh in the lounge. Even with most rooms booked, the bathrooms were never too busy or unavailable. And super convenient location, lots of food, cafes/drinks, and a grocery store nearby, plus you can walk to the center of downtown within 15-20 minutes.
The room is a bit small, but the lounge and kitchen make up for it. Also you can hear some sound from neighboring rooms through the walls.

Upper part is ok - but there are no rooms just kitchen, toilet and sitting area
New Town “Rooms” - how can you name the place a room, it’s more a cell.
We booked some month ago as “normal” room, meanwhile the made an update on booking as “Room with Shower with no window”, also some new photos (they look much nicer and bigger as the reality).
You can hear the traffic above and the other poor guests in the other cells as well or coming downstairs with their luggage. Room height is less than 2.0m.
There is no way to get fresh air because there is no window in this basement. It stinks and it is disgusting, you feel the moisture, which probably comes from the private shower next to the bed, which is a wooden box with a mattress on top, pillows and blankets.
This stay is too scary for kids, teenagers or single women.
You would better book a ghost tour or escape the room tour or Edinburgh Dungeon somewhere else.

Parking is still advertised on booking – I think this is a joke. You can try to find a parking place on the streets of Edinburgh. Most of them are for permit holders only, if you are lucky to find one, you pay Mo-Fr 4.1 GBP per hour limited to maximum 4 hours – perfect choice for visiting a city.
There are nicer ways to charge your phone, get a shower and free Wi-Fi.
By the way, the toilets are outside the room and are shared with others.
Thank goodness, we only booked for one night and I cannot wait going home, although we had a lovely trip though Scotland and nice places to stay, except for this one.
What is going on with people renting out this place? - in the morning of our arrival we got a kind of warning but it was too late. -Wrong information on booking.com and you can get your money back - ha ha you never find anything else so quickly. I got a shock after self-check in at about 9:30 pm.
The sign here says “Thank you and have a great stay”
I would not stay for another night, not even if I got paid for it.

We loved the location, and that we had our own shower in the room. The shower was amazing. The beds were very comfortable. The rooms are small but perfect for us and when you're out all day doing lots in the city. The room and all of the shared spaces were very clean. Other people were very quiet; we barely saw or heard anyone else. The temperature was great and the shelves are hangers helped with the smaller space.

É exatamente o que fala na descrição. Quarto pequeno, sem muita estrutura porém bem limpo e organizado. É ótimo para uma noite. Deixei o meu carregador do telemóvel no quarto e consegui resolver tudo com o Jack, ele foi bastante atencioso. Recomendo

Pas de parking comme indiqué sur l'annonce, 3 places payantes dans la rue donc très peu de chance de trouver à ce garer et pour 4 heures maximum pour 28 euros. Prises électriques ne fonctionnent pas dans la chambres....
