I had a very nice stay at Boyce's place. Like others have said, the building is rather rundown, but the room has been remodeled and is very nice. It has everything needed for a comfortable stay--small kitchen with fridge, microwave, toaster and electric kettle; hot water for showers, a TV and a nice sofa/chair by the window for relaxing and watching the outside world. There are several places to do laundry nearby (I went to Otteri Wash and Dry--90 baht and they wash and dry your clothes for you). There is a park nearby with a walking track and a number of restaurants within walking distance. I would definitely consider staying here again if I return to Chiang Mai.
Just FYI, there is a 2,000 baht security deposit upon check-in. Also, the water pressure in the shower was a little low, and sometimes it took a while to get a response to a question. All small stuff and not big issues.
