Garden Flat, Walnut Tree House

We hired the garden flat and the big house for a family holiday, great location for Rustington and Littlehampton beaches. There was enough seating in the main house for the eleven of us. The house was very clean and had all of the amenities that we needed

The property was really cute, nice peaceful location, loved the feel of the place.

Nothing there were a few minor things I mentioned to the owner but nothing that would distract from a great rating. I will definitely return.

The property is so pretty located in an old ex farm. It’s brick and flint and typically Sussex. The owners provided information on the history of the house which was lovely. You can walk to the shops and seafront from there as well. Well equipped and clean too. Access information was good and parking easy. Checking out there were no demands to strip the bed and clean the property etc which seems to be common now.

I stay regularly in rustington as my mum is living there and is end of life. I travel from wales to see her often so I’m very experienced with what other properties offer in the area. A welcome pack is normally provided but not at this property. I’ve had bread milk etc provided but also bottles of wine, homemade cakes / chocolate provided which is a lovely welcome. Nothing but a half empty tea box and a jar of coffee with just hard dissolved coffee in the bottom was there . There were pods in the cupboards for the coffee machine though.. but it’s better they don’t provide anything over empty and past sell by date coffee because it sends a neglected and you’re not welcome message. I filled up the tea box and left chocolate rolls and a bunch of daffodils when i checked out which I did a day early, just to show how easy a welcome pack would be to provide. The reason I checked out a day early was because of the sound proofing . I was on the toilet in the morning watching videos on my phone ( don’t judge me..!!) and somebody knocked on the wall as clearly I was disturbing them. It was 730am on a Saturday morning and I totally get noise disturbance as it drives me mad, but if you can’t sit on the loo and watch a video without disturbing people then that’s not good enough sound proofing is it..!!! When i checked out, asides from leaving the tea and chocolate rolls and flowers etc I stripped the beds and took the rubbish out and left the property immaculate as I always do. I then messaged the owners to advise them I’d checked out a day early because of the sound proofing ( plus I was ready to go home but the knock on the wall sealed it for me) but they didn’t reply. They’ve not replied at all since which is very odd. It is normal to get a good bye and thanks for leaving the property so clean, but nothing at all and that has left me with a bad feeling. They should have at least addressed the knock on the wall..?
