La colazione non è prevista così come non è possibile una formula "pensione completa". Le stanze matrimoniali sono ampie, dotate di una comoda anticamera, e dotate di doppio armadio e di un frigorifero piuttosto grande. Vicinissima a tutte le location di interesse ovviamente Assisi e Santa Maria degli Angeli tranquillamente raggiungibili con una passeggiata a piedi di poco più di mezz'ora. La struttura è posta nella campagna assisense, verde e silenziosa, e la mattina il silenzio è rotto soltanto dal cinguettio degli uccelli quindi, per chi cerca pace e serenità, il Grottino è la struttura adatta. Acqua calda a volontà e riscaldamento perfetto. Ottima l'accoglienza e la disponibilità del gestore.
E' una struttura storica, certamente ristrutturata ed adeguata, ma è una struttura degli anni 70/80, con tutti i suoi pregi e difetti. doccia ampia ma soffione ed ante da manutentare, niente tv e stanze raggiungibili soltanto affrontando un discreto numero di rampe di scale, perlomeno nel nostro caso che alloggiavamo all'ultimo piano. Ottimo il riscaldamento di fatto centralizzato e quindi non gestibile direttamente dagli ospiti. Nonostante tutto, ci tornerei volentieri. i pregi superano di gran lunga i difetti.
