About this apartment rental
ONLY 720 MT FROM THE BEACH OF SAN GEMILIANO - Beautiful and spacious penthouse that overlooks a recently built prestigious building, independent on four sides. The property, located on the second and top floor, is served by a lift, and consists of a huge living room/kitchen, three double bedrooms, two fine bathrooms, with shower, covered veranda, uncovered veranda and a beautiful panoramic terrace ( with a small glimpse of the sea), ideal for pleasant and relaxing moments outdoors. The finishes are of a high standard, as are the furnishings and technical equipment. Equipment: dishwasher, two ovens, outdoor furniture, TV, air conditioning, washing machine. Private garage inside the garage located in the basement.
The accommodation is also located not far from the port and marina of Arbatax and a few minutes by car from the center of Tortolì, full of shops and commercial activities. The location is ideal as a starting point to reach all the beauties of the Ogliastra province. The house is fully furnished and equipped with all accessories. The area near the structure is equipped with all services, Tortolì-Arbatax is in fact the economic center of the small province and offers everything a tourist may need. Waste is collected via a sorting system in this municipality; guests are therefore required to follow the rules and guidelines provided upon arrival at the apartment.
A maximum electricity consumption allowance is set for the duration of the stay, calculated as 15 kWh per day multiplied by the number of days stayed. If this limit is exceeded, the cost of the additional consumption—calculated at €0.60 per kWh—will be charged to the guest.
A security deposit of €300 is required. A penalty of €50 applies if waste is not sorted correctly in accordance with municipal regulations. This fee covers the cost of the cleaning service handling the waste separation, thereby avoiding potential municipal fines of up to €400. Instructions to ensure proper sorting are available inside the apartment in five languages; our team is also available to provide any further clarification needed.

I spent 10 days in this great apartment.
It is perfectly clean, excellently equipped, the beds are very comfortable, the roof terrace is fantastic.
The only negative thing I noticed was that communication with the property management was very difficult due to the fact that no one there actually speaks reasonable English or German.
In addition, there is also a Spanish company that is supposed to be responsible for the payment, which did not work out.
In addition, the separation of waste in Italy is known to be costly, but this would not be the problem if one would be supplied with appropriate (yellow) bags, for example, for the plastic waste. Unfortunately, only one bag was available, which I used after a few days.
If not threatened with having to pay a fine if you do not separate the waste correctly, it would actually not be a problem.
There is also a deposit of €500 to pay, which I was not aware of before.
The underground garage is not yet 100% finished and there is an enormous amount of fine construction dust lying around, which you inevitably carry into the apartment onto the beautiful black tiles.
If the little things I described were also turned off, it would have been a perfect stay.
But so it was very close to perfection
