This was a comfortable and clean little place. Check in and parking was seamless. It is also right there in the middle of the walkable area of Manitou Springs strip of shops and restaurants. Most attractions, like the Pikes peak Cog railway, Cave of the Winds, and the Cliff Dwellings are within a 10-15 drive or 20-30min walk if you are inclined.

Overall our stay was good. The property inside was very clean. The couch was not very comfortable and the cushions slide out a lot. While it was a sofa bed the bed was not comfortable. The actual bed was ok but very squeaky. The backyard and the place I was looking forward to the most was just ok. The patio furniture was not comfortable for extended sitting and all the outdoor cushions were pretty dirty. I know it is hard to keep up with all the trees around, but I felt it could have been swept up at least. The worst part was the cooler left in the back full of very gross water and alcohol. It was very nice to be able to sit right by the creek though!!! The area is very quiet and it is nice to be able to walk right into town. The WORST part was not knowing that when the assigned lot fills out you are out of luck. We were out all day Saturday and came home to nowhere to park. After circling for 20 minutes we finally found paid parking. The fact that I had to pay 20.00 to park until the lot opened up not good. At least let people know in the welcome info to expect this. It was very stressful and ruined our evening plans.

Our experience was stressful and disappointing.
Upon arrival, we discovered the house manual binder that stated that the sofa bed requires a wooden board to be placed under the mattress for better comfort...
This was strange but we figured we would give it a try. However, there wasn't a wooden board and the sofa bed was broken and impossible to sleep on.
We contacted the property manager who tried really hard to help us by bringing another foam padding and a piece of plywood. This also didn't help as the springs of the sofa bed itself are broken.
Our vacation that was supposed to be a relaxing getaway after a very busy year, was ruined as one of us didn't get any sleep in the 2 days we stayed there.
If we knew the sofa bed was broken /unusable, we would have made a reservation elsewhere.
The house was clean but very dark and damp. Definitely overpriced. We wouldn't recommend it even to someone who is not planning to use the sofa bed.
