About this house rental
If you're looking for peace and quiet with a touch of relaxation, you've found it! This is our sanctuary, our home away from home, our Rosebud Retreat. We love it here and we hope you find it as relaxing as we do!
The space
The house is a two story, three bedroom, two bath house with a wrap around porch that sits on almost 5 acres of mostly wooded land. We also have a fenced dog run off the porch and the porch is fenced on both sides.
Guest access
You'll have the whole house to yourself; we live in Buffalo and we're only a phone call or text away!
Other things to note
Sit inside, listen to music or silence and read a book. Sit outside on the deck and listen to birds during the day and frogs at night. Our favorite ways to spend the time at Rosebud Retreat are playing pool, floating in the spring fed pond, shooting hoops, catching up on movies/series or playing board games by the fire! Our quiet home is only an hour and fifteen minutes from Buffalo. Walk down to treehouse by the pond at the bottom of the hill. Retreat, recharge, decompress, catch up or just watch the world go by. High speed internet so you don't have to go off the grid. The Village of Franklinville is ten minutes away and Ellicottville is just over 20 so civilization and all that ski county has to offer is close but when you're at Rosebud Retreat you feel like you're a world away! There's a golf course in town, and another in Eville and all the farm stands you can handle along the way! There's plenty of hiking in the area (though the hill from the pond to the house is a workout!) and after a long day of hiking, skiing or shopping, relax in the jacuzzi tub with a cup of tea or glass of wine. This is truly the retreat you've been looking for!

We were so pleasantly surprised by how wonderful Rosebud Retreat was when we arrived! Almost immediately our kids asked if we could extend our stay. It was really well stocked with anything you could possibly need during your stay, including toiletries, lots of chargers, games, appliances, etc. We ended up changing our original hiking plans and just spent the entire weekend relaxing on the property, taking walks on the trails and playing games. I only wish there were curtains on the windows of the bedrooms so we could sleep in a little later (the sun wakes me).We cannot wait to return in other seasons!

We had a wonderful stay at this property. It was honestly the most well-stocked rental we’ve ever stayed in, everything you could possibly need was already there. The home itself is beautifully decorated and immediately felt warm and welcoming.The beds were very comfortable, and the house was spotless when we arrived. The winter views were absolutely beautiful, and the kids had an amazing time sledding and playing in the snow.We also really appreciated how dog-friendly the property was. Inside, there were plenty of board games, books, and other activities to keep everyone entertained. The generous supply of firewood was a great touch for cozy evenings.Check-in was simple and seamless, and the internet was incredibly fast, which was a nice bonus. Overall, this was a fantastic stay and we would absolutely come back again.

This house is beautiful! Love how pet friendly it is! Very relaxing and literally had everything you could need there! The host were wonderful and very helpful. My family had an amazing time! Will definitely book here again!

This was our second post-Thanksgiving stay here and we absolutely loved every relaxing moment! The cabin is incredibly dog-friendly and human-friendly with every amenity you could need. The are wildly comfortable beds, a soaking tub, two beautiful wood-burning fireplaces, super comfortable couches and chairs and everything possible to make an awesome meal. There were even sleds for sledding which we took advantage of after the storm. We can’t wait to go back in the summer and explore the property and pond.
