The place was cleaned and prepared well, entry and exit was easy, internet and TV worked as did all of the appliances and fixtures.
There was a bit of an issue where the heat set itself to 55 when we were sleeping and we woke up freezing as it was 15F that night outside; and the beds were not the most comfortable. We were able to adjust the thermostat easily however.
I do love the location and in the future I would go there as a romantic or small family getaway, and not with friends - as 'sleeps 5' assumes people are sharing beds and taking a couch.

My wife and I stayed at this property and we weren’t disappointed. Newly built cottage overlooking beautiful Lime lake. Close proximity to Ellicottville so we went and enjoyed dinner and drinks and we’re back at the cottage in 15-20 minutes.
