With both properties you could sleep 26. We plow the road but all wheel drive are needed for winter months.

This ranch is an amazing place with things to do that you would never find at a normal vacation rental. 5 ponds with natural water rolling through the ranch. Each property has its own exclusive pond which is stocked with fish. There is also 1 other common pond stocked and 2 other ponds that are not. Wildlife can be found everywhere and it`s hard to not see deer and elk enjoying the ranch. We have our own hiking trails on the ranch which are open threw out the 750 acres. Also, national forest access is very nearby with more hiking and exploring opportunities. Please check house rules for some restricted dates from late September threw November for hunting which limits ranch use but the cabin is still open for use during these times.

I am a full time employee of the ranch. I am there most normal business days and provide a tour if you arrive during those time. Ranch tours are not guaranteed. I live in Gypsum and often pick things up for my guest and delivery them on my way up to the ranch.

This no typical vacation rental by far. Not only do we have 750 acres of our own private land with our own woods and 5 ponds(3 stocked with fish) you also have the National Forest nearby for more exploring opportunities.

We are a non motorized ranch except for the main road but do offer many hiking trails.

We have a $75 pet fee which I will send you a special offer for once you indicate you have a pet. Please do this before you book so we don`t have to charge you again, thanks
1. Every guest will need to sign a Participant Liability Release Form before arrival. These forms will be emailed to your group leader 1 to 2 weeks prior to your visit. For children under 18 years of age, a legal guardian must sign the Participant Liability Form. This form is due 24 hours before for everyone in your party and must be emailed to [email protected]. Only registered guests who have signed the Participant Liability Release Form will be allowed on the property. This is a remote property and we do not have it staffed 24 hours a day, hence the importance of having your paperwork in a head of your visit. This makes for a smooth transition and allow for you and your party to come in and have immediate access to the ranch. You may incur fee if staff has to stay because your group is late or denied access to the property if paperwork has not done properly or is incomplete. Please scan photo ID with liability form and send from signers personal Email. Please put the name of person who booked in the subject line of your email.(example: Jane Doe, Cabin, June 12-15, wavier). Anyone who has not signed Release Forms and is on property is trespassing and will be prosecuted as a trespasser.

2 No discharge of firearm.

3 No hunting without permission

4 Atv and off-road vehicles are not allowed on our trail system. Snowmobiling is allowed but must stay off our cross county and snowshoe track. You may use them on our main road and access your exclusive pond. The national forest is nearby with plenty of places to rid them. Please trailer them to Sheep Creek to help us out with the neighbors.

5 no fireworks

6 Children must be supervised in and around all bodies of water this includes hot tubs, ponds, and creeks.

7 No lifeguards are on duty. You assume all risks to you and your child by engaging in any water activity.

8 During hunting seasons in the fall full access to the ranch will be restricted. The cabin would be open but the ranch would be closed. These dates are for 2021 Sept 21 threw 30th, Oct 15-20, Oct 29-Nov7, Nov12-29, Nov23- 28th
