The resort is so big you rely on golf buggy lifts … which is fine until there’s no one there. The biggest issue is I stayed in eco lodge and deluxe treetop rooms and both needed serious sound issues- you can hear the neighbours in the shower and most conversations

We experienced rude behaviour from a few of the staff. Shame as some were amazing. But the people who came to pick us up at the pier were shouting at us about which van to get into despite me being separated from my luggage. No patience at all. The lady in the Bans shop selling the T-shirts was also super unhelpful and had a bad attitude. My other family members experienced the same. She was talking on her phone and never showed time for us or even a smile. A little off putting. We ended up purchasing our shirts directly from reception instead and the team there were much friendlier. The resort itself and facilities are otherwise great.

Tropical holiday feels

Such a great resort with Brillaint amenities and plenty to do. Right in the centre of where you need to be and easy access to the other part of the resort. Our view from hilltop was gorgeous.

One of our nights we stayed in garden view and there was sand under the cover of the bed which worried me that it was a little unclean. Other than that I had a lovely stay here.

Good location but real disappointement

The location is great

We chose to stay at Ban’s Hotel for 4 nights, which was our longest stay in Thailand. Ban’s hotel was perfect for its very central location. Unfortunately, our experience was disappointing. After the first night, we had to change rooms due to an invasion of flying ants. While the staff handled the room change. It’s important to know that Ban’s Hotel runs a bar right next to the beach and hosts parties every single day. If you’re looking for a lively atmosphere with loud music and drunk crowds, this may suit you. However, if you’re hoping for a peaceful and restful holiday, this is definitely not the right place. The air conditioning was quite loud. We eventually adapted and managed to sleep, but it was far from ideal. Breakfast is included in the price, but unfortunately it was the weakest part of our stay. After the first morning, we chose to eat elsewhere for the rest of our time. The Factory Café next door is a much better option. Overall, apart from the excellent location and friendly staff, the hotel did not meet our expectations, and we were left disappointed with the overall experience.

Great place to stay

The staff managing the jungle house where amazing we had a problem with the shower when we arrived and they sorted it immediately and moved us rooms , facilities where really good with shuttle runs and golf buggy transport around the complex which was excellent. Big comfy bed which is a massive win

Great location and clean rooms

The central location is very convenient, everything along Sairee Beach was easy accessible by foot. The multiple pool areas, many relax areas and shade. The price for the facilities and location was excellent.

The standard room (cheapest option) has old bathrooms which are like wet rooms. The gym is advertised as included but you have to pay for daily use. The standard room is close to the main road and it's a bit loud at night.

Easy, Relaxing Stay!

The property had some of the best customer service and staff I’ve experienced through Thailand so far. The resort itself is nicely situated within Koh Tao with lively restaurants and bars in the surrounding area. The room was perfect for me and my mate I am travelling with. It had plenty of room and was nice and clean. When my friend had lost his phone one evening and we had got a taxi back to the hotel, the staff the next morning were eager to help find the phone and showed us the CCTV and called Taxi services. Due to the quick action from the reception staff my friend was able to find his phone!!

The only part of the resort I want to keen on personally was the distance from our room to the Main Street (it was quite a walk). Though they run a 24 hour golf buggy service from the rooms to the Main Street and reception we could find ourselves waiting 10+ minutes in some situations.

Do NOT stay here!!

Charged us £50 for missing towels. We left the towels at the pool mid afternoon and when we got back after food the towels had been taken by staff. We then got charged £50 in total for the missing towels (which the hotel still had!!), staff rude and refused to take us to our ferry until we paid. Rooms unclean had ants in there, fridge not working in one room and no electric working in another. Would not stay here again.

Good location, but questionable facilities. Unacceptable to have live bugs under bedsheets in a “new” room

The location was good

In our first room there were multiple live bugs in the bed upon removing the sheets. When reported to the staff was told it was “out of their control”. Only after pushing them did they offer to put us in a new room. Was sent on a wild goose chase between the two reception centers at the bottom and top of the hill to get help moving rooms, each telling me to talk to the other one for help. Was eventually reluctantly helped.

Location is good, Breakfast is good, beds are good. Close to a 7 eleven. Lot’s of restaurants.

Very busy on the road that splits the resort. Also busy with scooters on the small road nearby the beach (at reception of the resort) so a easy walk along the restaurants with kids is a challenge.

Super central and close to everything! The shuttles to and from the reception are very prompt, and the food at the restaurant is good.

Mostly everything was okay, staff aren’t very accommodating sometimes but it’s not too much of an inconvenience! Also the breakfast is a set menu and a bit limiting.

Really everything! The resort is just perfect! -the staff was really nice, we booked two different rooms and they upgraded one of the rooms as a gesture. -This is the best location! The resort is connected to the Main Street with tons of options of everything. And also connected to the hotel’s restaurant which is on the beach. -large, clean and quiet rooms with a nearby swimming pool and coffee shop.

The resort is really big so it might take time to cross it for the more distant area that we stayed in. However the hotel does offer a toktok to drive you in a part of it.

Good diving resort

Great diving resort, well-located. The hilltop room has stunning views, albeit a lot of steps to walk up. My PADI refresher and subsequent dives were well-organised and enjoyable. Staff at reception were really friendly - special thanks to Aung for being so helpful and efficient.

If you’re not going to dive, this probably isn’t the best hotel as the pools are used a lot for diving.

Must be doing something right…

3rd time staying at Ban’s. Not the cheapest place on Koh Tau but decent rooms, great pool and right in the centre of everything. Helpful staff - even when I left without checking out and clearing my restaurant bill as I was on the 0700 speedboat back to Ko Samui. Housekeeping were particularly good on the is stay - thank you!

The room is very large and the beds are comfortable the view from the room is interesting

Our room was extremely far from the beach, about 2km, although the hotel is marked as beachfront, as the hotel room is spread over a huge territory. The room was large, however, the air conditioner was awful, if you open the balcony door or return to the room you now need to wait several hours until it becomes cool. The key has to be placed in its socket to operate the electricity, so when you go out, there is no battery charging and no aircon, as they give only one key. The staff is bad, when we asked to fix the air conditioner, they said they'd fixed it although they didn't, having the same weakness problem, and when telling them it's not fixed, they offered us to leave the hotel, while it was already evening, knowing that our booking was made 2 months in advance in the high season where there are no alternatives. There are shuttles of golf cars, from the resort to the beach, but there is a lot of waiting to do

We stayed in the dorm that Ban’s have. It was perfect for our stay and we enjoyed being able to use the pools on site. Felt like staying in a resort however within our budget.

Resort is too big for staff to take care of you personally. Reception is at the very bottom near the beach with my room being a 20 minute walk up hill towards another site. The pools were for scuba lessons and not for public swimming/lounging.
