Moose Manor Rules and Regulations

1. Check in time is after 4pm est and check out time is 10am est
2. This is a Non Smoking cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there will be a 250.00 fine to pay for such remediation.
3. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. **Payment – We require a 50% deposit to reserve your dates and the remaining 50% due 14 days prior to arrival. Otherwise, half will be due upon signing the contract and half 30 days prior to arrival. The advance payment will be applied toward the cabin rent.
5. **Cancelations - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. Quiet Time – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors.
7. Maximum Occupancy- The maximum number of guests is limited to ten (10) persons with six (6) adults’, maximum.
8. This property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. Inclusive Fees - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. No Daily Maid Service - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool/hot tub towels. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the bear proof container out front. An additional charge will be assessed if these check out procedures are not followed.
11. Rate Changes - Rates subject to change without notice.
12. Pets – This is a non pet friendly cabin. There will be a 250.00 fine for anyone bringing a pet into the cabin without permission.
13. Falsified Reservation - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
14. Written Exceptions - Any exceptions to the above-mentioned policies must be approved in writing in advance.
15. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest. The days that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.

    Everything was great! The property was in great order. The only "problem" we had was that a dirty diaper was left in a trash can in one of the bathrooms upstairs, other than that, everything was nice and we had a great time! Will definitely try to use this property again. I will add, the drive up to the property is fairly steep and even though it's roughly only a mile from the gate to the cabin, it takes a few mins to get to it because it is so steep.

    While the location of the cabin was 10/10, the cabin could use a little help. The hot tub was unfortunately down while we stayed there and there were cob webs on the windows. There was a mouse running around upstairs at night (which woke us up several times every night). We could not locate where it was coming from. If these things were fixed then we would definitely consider staying here again.

    It needs a total, thorough cleaning: old cobwebs on the chimney box, dust layers on baseboard, porch hasn't been scrubbed and swept for a long time. It wasn't anywhere near the cleaning fee. There was a neglected broken chair on the deck. Needs labels on light switches. Broken fan blade on ceiling fan at stairway. Top of fan very dusty. One smoke detector was down without a battery. The oven had a defective door seal and it was very difficult to get the oven up to baking temp. Limited kitchen cookware. Very SMALL showers.

    There are old spider/cobwebs several places especially notable on the sides of the chimney box. There is dust accumulation on the top of the baseboard in numerous places. The deck was filthy; obviously hadn't been thoroughly swept in a long time. The one rustic rocker on the porch was seriously broken. You could easily tell where water had got in around the screws in the seat slats and they had rotted through. There needs to be some instructions about which light switches are for which lights. The fan/light at the stairs was difficult to get the right switch locations to get the light on. That fan has a broken blade; the top of the fan was also quite dusty. The bed light in the northwest bedroom had no knob and therefore couldn't be used as a reading light. The smoke detector in the kitchen was down on the game table with the battery out when we arrived. The maintenance people put a new battery in but by that evening it was going off again with NO smoke; so we took it down and took the battery out. I called Walt about this so it is already reported. The oven door seal and frame are broken. The maintenance people tried to fix it and couldn't. It was quite difficult to get the oven to heat up without strongly closing the oven door and holding it tightly (as possible) shut. The showers are extremely small. The bed & bath area could easily be re-arranged by taking out the jacuzzi tubs, enclosing the bath as one room, making room for a little larger shower, and room for the chair where you could get to the chair without getting sandwiched between the bed and the jacuzzi and accidentally turning on the jacuzzi with your heel. There were a lot of skillets, almost to cooking pots (1 large), and no baking or casserole dishes. The beds were clean and well made. There were sufficient towels. We got contact with Walt quite easily. However, the payment of the cleaning fee is highly dubious given all the dust and cobwebs.
