About this house rental

Located in Denver’s Congress Park neighborhood, this cozy three-bedroom garden level unit is perfect for anyone who wants ease of access to the Red Rocks, the Rocky Mountains, downtown Denver, or to stay in a quaint historic neighborhood. You will be walking distance to multiple parks, coffee shops, the Bluebird Theater for concerts, and numerous restaurants.

Sleeps up to 5 people. There are three bedrooms (2 queen beds and a twin daybed) as well as a pullout couch in the living room, and one small bathroom. Includes an additional floor and wall mirror. The beds are all foam mattresses, and the pullout couch is formed from couch cushions rather than a thin mattress. Each bedroom also has a closet and hangers to organize and hang any clothes.

The living room area has a sectional couch that can easily sit 4-5 people, with extra blankets and pillows. There is a reading nook in the back corner to enjoy your morning coffee next to the exposed brick wall.

You are in a garden unit with lower ceilings (if you are over 6'4" make a note of this!), but this creates a cozy, comfortable feeling. Each bedroom also has a window or two with window coverings to provide plenty of light...or to keep it out!

PLEASE NOTE FOR HEATING & AC: There is one AC unit which is portable, but since it is a basement unit it stays relatively cool and there are 2 portable floor fans. You may also open windows in the unit for air flow. The unit is heated, but there is no control for the heat - it is managed by the upstairs units. Space heaters are also provided. You can also open or close vents in the unit to control the heat.

This unit is located only 40 minutes away from Denver International Airport and 10-15 minutes from other popular Denver neighborhoods like the Highlands, LoDo, RiNo, and Wash Park. Popular mountain resorts such as Vail or Breckenridge are about 1.5 hours away, and Colorado Springs is just over an hour. This area is popular, and any ride share apps such as Uber or Lyft work well. There is also a bike lane right outside of the unit that stretches across the city.

Quintessential Cheeseman Park is a few blocks away and is a popular spot for Denverites in the summer, and a half mile walk to Colfax Avenue will get you to concert venues, bars, breweries, and other shops. The Botanical Gardens is also only half a mile away and is just as beautiful in the winter during the Blossom of Lights as it is in the spring.

NO parties and NO smoking in the unit. If you're looking for a late night spot to party in Denver, please look elsewhere. Quiet hours are 10PM to 7AM to respect your upstairs neighbors. If you are smoking inside or close to the house so it drifts in the upstairs units, you will be charged a $150 cleaning fee.

Your pets are welcome! This is a $75 flat fee. You can add them to your booking or message me.

EARLY CHECKIN / LATE CHECKOUT: we try and be as accommodating to our guests as possible. If it allows with our cleaners schedules and you have reached out to me via a message, you may be able to check in or out an hour early/late for no additional fee, or for an additional $10 dollars per hour if checking in before 3 PM or checking out after 11 AM.

In my view - too much money for the property. By the time you load in the vrbo fees and cleaning fees, not to mention the forced insurance charge, you could stay in a nice hotel. I recognize the host does not receive the vrbo fees. I think the cleaning fees should be reflected in the nightly rate of the property rather than a separate charge. Maybe this is a vrbo thing? The exterior picture is of a 2nd floor window, should show the ground floor entry....from there the property dives in below grade. Fair enough - the property listing does say basement. The bathroom is tiny...no place to put toiletries and the tub/shower was filthy. The host struggled with their new remote keypad. They replaced the battery the next day and came up with a backup plan for future guests. So that is good. It did cause us to be locked outside and denied us use for one night, not too mention the scrambling in the cold to come up with a plan to lay our heads somewhere for the night. The host was helpful the next morning - but not apologetic. We had to ask for a one night refund. Nothing was offered. When we asked for a one night credit they did grant it. In the winter months the tv room (living room) is dang cold. It seems there is no way to regulate the heat in the unit. I believe it is all regulated from the upstairs units in the building. There were no extras - coffee, tea, or anything of the like. It is a lovely neighborhood, nice location, albeit on a very busy street.
