La atención de la propietaria, la comodidad y la limpieza del apartamento. Además, para no llevar coche está cerca de todo.
Solo diría que teniendo persianas yo habría puesto estores translúcidos y no opacos para poder regular más la luz sin perder privacidad, pero eso es algo que va en gustos.
