About this house rental

**** PLEASE READ ALL POLICIES / HOUSE RULES PRIOR TO BOOKING ****

Come enjoy our clean and cozy, 3-bedroom, 2-bath home in a nice area of Bullhead City. Literally minutes to the River and Laughlin. Katherine Landing (Lake Mohave) is within 10 minutes from the home.

*THE PROPERTY
This 1250 square foot home has a fully stocked kitchen with all the amenities, water softener system, filtered water, private fenced yard, a covered patio with patio furniture and a propane BBQ.

Master Bedroom: King Bed, walk-in closet, attached bathroom with shower tub. Sliding door leads to patio area. Guest Bedroom 2: Queen bed with closet and dresser. Guest Bedroom 2: 2 Twin Beds and attached closet. Guest Bath in hallway includes a walk-in shower/tub combo.

There are two streaming TVs, one in the living room, and the other in master bedroom. The property has large driveway that will accommodate your boat and up to 3 cars. The driveway is long enough for a boat and tow vehicle to park without disconnecting. Street parking in front.

This is a family-owned vacation home, not a home owned by an investment company. Please be respectful, as if it were yours.

POLICIES:
**Free early check-in ok if the home hasn't been occupied the day of your arrival. 12pm early check-in and 12:00pm late check out are based on occupancy and house cleaner work load. These times are firm. Host will advise.

**No smoking of any kind inside the residence. Outside smoking is allowed as long as doors and windows are closed.

**Propane is provided but might run out during one's stay. There is a Home Depot and Gas n' Grub close by that provides propane. Host will reimburse guest if they fill or exchange, or fill the tank.

** No parties or raucous activities please. Host gives local police authorization to enter home when laws and ordinances are violated.

**Please respect the full time neighbors peace and privacy.

**NO PETS ALLOWED!!
That includes small dogs.

**Must be at least 25 years old to book the home. Booking for others, other than the person listed, is NOT allowed and will void the reservation.

**Photo ID may be checked, and required upon check-in by a property manager / family member that lives close by.

** There are 4 security cameras on the property. One is at the front of the home (Ring Doorbell), 2nd in the backyard (Ring Cam), 3rd in the garage, and the 4th camera, the only interior camera, is visible to guests in the LIVING ROOM, which the guests are told to immediately unplug once they make entry inside the residence.

These cameras are placed for the guest(s) and owner's safety.

**GARAGE ACCESS and the use of washer and dryer available for stays over 1 week. No parking in garage due to owners boat storage.

**Any complaints or evidence of parties or raucous behavior, may result in the loss of your security deposit, and the notification of law

**The WI-FI can be SLOW at times due to the location of the home, and the fact that there are only two providers. We have not had any problems, but the neighbors have reported issues at times.

Occasionally, there are shut downs conducted by the WI-FI Company. The host is not responsible for these interruptions.

***PLEASE READ THE FOLLOWING HOUSE RULES AND POLICIES***

ADDITIONAL guests, exceeding the maximum limit of 6, will be CHARGED an additional fee of $50.00 per guest, per night, that includes children. The exterior of the house is equipped with cameras, which will capture the number of guests coming into the home. Any guests that exceed the maximum limit of 6 persons, will be automatically charged. Please do not block the Ring Doorbell Camera and attempt to sneak people in.

**CONTACT HOST with any questions regarding occupancy limits prior to booking please.

**PLEASE DO NOT TAMPER WITH ANY OF THE 3 INTERIOR LOCKED DOORS AND 1 EXTERIOR DOOR (HALLWAY CLOSET, MASTER BEDROOM CLOSET, GARAGE DOOR ACCESSED FROM THE KITCHEN, AND THE EXTERIOR GARAGE DOOR ACCESSED FROM THE FRONT PORCH). ANY PROOF OF DAMAGE TO LOCKS, WILL RESULT IN A $100 DOLLAR DAMAGE FEE.

No animals allowed or smoking of any kind inside the residence. THAT INCLUDES TINY DOGS. Please respect the owner's health when renting this property since owners use the house often. If animals are brought into the house or any evidence of smoking inside the residence, you will be charged an additional fee of $150 dollars, which will go to a deep cleaning of the house, rugs and furniture, and you will be required to leave the premises and loss of security deposit. At this time, your reservation will be voided and you will be considered trespassing. By proceeding with the reservation, you are agreeing to the terms and fee charges addressed in the aforementioned paragraphs.

**Please do not flush anything other than toilet paper down the toilets**

BY ACCEPTING THESE TERMS AND CONTINUING WITH YOUR/THEIR BOOKING, YOU AND YOUR OCCUPANTS ARE RELEASING THE HOMEOWNERS OF ANY LIABILITIES LISTED ABOVE. THE RESIDENCE IS NOT CHILD PROOF THEREFORE, CHILDREN AND THEIR ACTIONS ARE THE RESPONSIBILITY OF THEIR PARENTS/GUARDIANS/CARETAKERS.

5 Stars – One of the Best Stays We’ve Had in Laughlin!We visit Laughlin every year, and this has been one of the nicest and cleanest homes we’ve stayed in. The Sunridge Estates Home had everything we needed for a comfortable and relaxing trip. The location was perfect—close to the river, casinos, and stores, yet tucked away in a quiet neighborhood.The rental process was smooth and hassle-free. Communication with Mark was excellent—he was incredibly responsive and helpful from start to finish. We truly appreciated the thoughtful touches throughout the home, and everything was exactly as described.We highly recommend this property and will definitely be booking again for our next trip to Laughlin!

We have stayed here several times and enjoyed it. Each time it has been clean and the kitchen is well stocked with everything we needed to cook meals. The beds are very comfortable and the layout of the home works well for our family.
