Planning a beach vacation? It’s going to be great, especially if you book a stay along Scenic 30A. Nestled in the tranquil environment of the gated Preserve at Grayton Beach neighborhood, Grayt Expectations is a stunning vacation home that just might be the place for you. With pale blue exteriors, white trim, and multiple balconies, this home is the perfect place to enjoy the coastal surroundings. The interior features sunny accommodations and cozy sleeping quarters. There are five bedrooms and three and a half baths. The home can host up to 14 guests.
A picture-perfect southern front porch greets you upon arrival. From here, you and your guests can sip ice-cold drinks while enjoying each other’s company and cool breezes. Inside on the first floor, you will find the main great room, which encompasses the living, kitchen, and dining areas. Parchment-toned tile flows throughout the space, while large windows filter in lots of warm sunlight. The living room includes a wraparound couch and two accent chairs. The seating ensemble faces a flatscreen TV mounted above a two-toned entertainment cabinet. Nearby, a round table and six gray chairs sit beside multiple windows, creating a relaxing dining setting. The kitchen overlooks the dining area, and the raised breakfast bar provides additional stool seating. Sleek countertops, spacious cabinets, and stainless-steel appliances make it easy to serve up vacation meals no matter the time of day. You can also access a laidback porch from this main great room. One guest bedroom on this level has a queen-size bed and access to a private balcony, and the other has a queen-size bunk. Ascend the stairs to the third level, where the last guest bedroom features two twin beds and access to a covered balcony furnished with a raised table and chairs.

I love the neighborhood and it’s great to have five bedrooms. This house is right beside the tennis and pickleball courts. It’s just a few steps from the pool too! The hot tub is great and clean. In the listing, it said golf carts are not allowed in the neighborhood, but we saw many. The beach is a 10-15 minute walk. There are many kitchen supplies, but bring your own big skillet for sure. Also, the barbecue pit tank ran out of propane, and the management company refused to refill it.
The beds are all very comfortable and the bathrooms are nice and clean. Enjoy!

Check in and check out were easy. Appreciate the standard and reasonable rules from the property mgmt company.
We had a group of 10 (3 families: 2 adults, 2 adults + 2 teens, 2 adults + 2 teens), and the house was the perfect size.
Only negative: beach access was too far/difficult for the older adults to walk, so we drove to public access instead.

This could be a great house. It needed a lot of attention when we arrived. It was reasonably clean but there were many problems. We were too busy to call and make the management aware of all the issues. The handle on the laundry door was falling off. I repaired it. The master on the 2nd floor the tv remote never did work. The fan on that balcony, one worked one did not even come on. The out door shower head was broke so it could not be used. The gas grill only the left side worked and it was really dirty. The ice maker on the refrigerator did not work and the water on the refrigerator door needed the filter to be replaced so it was also not usuable. Someone needs to check in on this house between renters to make sure it is in good conidtion and that everything works. The management company came out on Tuesday to check on the ossue we had with the oven door that was falling off but my son had already repaired it. It would be helpful if the garbage cans were in good condition. One of them the lid was half broken off and the rain filled it half full of water so that the garbage was soaked and the can weighed way too much to move. It did get emptied. A new can would make sense. We had a great time, but the poor house just needs a lot of attention.
