Great stay at SHMS. Communication with host was exceptional, very welcoming. Clean with all you need for a short break. Highly recommend and would definitely stay again.

Terrible experience, probably just unlucky though

Room was nice except that there is a roof light directly above the bed with no curtain. Staff on site were great, kitchen was nice and felt clean.

So I arrived and my key was not in the lock box. Couldn't get through on the phone number given for about half an hour. Stay was fine mostly - until I got back from work one day and they had cleared my room and all my clothes were gone. I had an evening work event to get to so 20 minutes of them not picking up the phone was very painful (there was no one in, I think unfortunate timing). I did get everything back except a sock, with the offer that I could have a free late checkout which, I mean great. I think this was just really unlucky - the place felt nice to be in and the staff on site were notably good.

Absolutely horrifying.

Absolutely nothing. The place was appalling and I have been trying to get in touch with management for a partial refund and ive had no cooperation at all. I booked it for my brother and sister in law as a wedding gift and i was really so ashamed. The photos advertised were absolutely nothing like the stay itself. The house smelled of cat pee and drugs were being smoked and sold inside the property. I will attach photos because it was completely shameful. Honestly do not waste your money!! Ive never had a problem using booking.com and the property owners have always been very useful. But its like my complaint didnt mean anything to them and ive recieved no help in the slightest.

ROOM NUMBER 6 I had been looking for a 3 night getaway for my brother and his wife and came across these wonderful pictures of this place and for the look and the price I should have known it was too good to be true, I had book it and was given room number 6. Upon arrival it looks and smells like a dirty HMO. I had entered the room and couldn’t believe it, i was standing in a completely different room from what the online images depicted. Every lamp in the room didn’t work, the one chair had stains all over it. There were rips in the carpet, broken door and most disgustingly a moldy mattress this place truly makes you itch and is just a glorified bando oh and don’t forget your daily dosage of fresh marijuana seeping thru your door and just in case you need the toilet don’t worry your neighboring guest would have filled it with tissues and feces making it impossible to flush so 10/10 this place is truly a work of art. There were also spiders dangling all around the room.

NON-HOSTED Property. Adequate.

Clean room, clean communal bathroom, clean communal kitchen. Flatscreen TV with Netflix etc.

This is a NOT HOSTED property and I did not receive any message about the keybox codes or anything. I had to make telephone calls to get in the front door, all very stressful. The mattress on the bedside cabinet side was well worn but comfortable on the other side of the bed. However I kept sliding down the mattress all through the night. The coat rail was there but no coat hangers so it was completely useless. No parking at the property, you have to park around the corner on the street.

Very poor communication, check in was supposed to be at 4 PM and I received no instructions from the owner prior to that. I showed up at the property with everything locked and unable to access the locker. Tried calling the owner but without any success. This took an hour to sort out after which she finally picked up the phone. Later that night the same happened to another guest trying to get into the property. The communal shower area was dirty and clearly hadn’t been cleaned in a while No lights in the kitchen

NOTHING AT ALL

First of all, does not matter how many times you contact the customer service, they don’t answer the phone. The bathroom was disgusting, hair all over the bath the floor was very dirty. The towels were stained. It was absolutely disgusting.

Close to the NEC

Kitchen smelt like vomit 24/7. You have to go through the kitchen to get to the bathroom… was not fun. Bug powder everywhere? Shower had no bathmats/drying mat for when people came out of it so floor was always soaked wet with puddles of water. Middle of the night i slipped on it not knowing it was there after somebody had had a shower from another room. Beds were the most uncomfortable beds i have ever had the pleasure of being on. Sit or lay down and the mattress takes you straight to the board of the divan. Both halves of the divan different heights so my back and shoulder suffered awfully. The bedding didn’t fit the beds, not proper linens either. Came in on a 20c day and the heating in the room (all corridors and communal spaces too) was on 40c for some reason?! Fire alarm hanging off the ceiling by its wires, scrapes and marks all over the walls, some dubious liquid/food spilt all down the radiator. Communal shower meant to keep clean but not cleaning supplies available to do so? Sink and toilet covered in hairs and grime same for floor and shower. Somebody shaved in the sink and left it everywhere. Not supplies to clean it up. Dead flies/bugs in light cover. Oven broken so had to afford take away every night which saved us nothing coming here! Nobody did their dishes apart from us. There were not enough forks (we could only locate one) which made eating anything very annoying. Bin was always overflowing with rubbish and nowhere to put more of it/ bin bags to contain it. Waste of money for the worst nights sleep of my life and i have slept on the street.

Staff was a little difficult to contact. I couldn't put the keys back in the keybox cause the code was changed. I felt a bit like they thought i am stupid with asking me if i am at the correct keybox and if i put the code in correctly... In the end i put the keys on the table in the room.

Everything. Not for me. A great cheap stay if you don't mind one toilet and shower between 7 bedrooms. Really this is nothing like a hotel. It is ideally suited to contractors working away from home looking for a cheap stay. Carpets dirty and torn throughout. Parking is public on street overnight only. Finally, not the hotel's fault, but this is located in Acocks Green which is technically Birmingham. The restaurants are very limited.

A good location, clean rooms that were very comfortable. A minimal kitchen and outdoor seating area but did the trick! Very nice and big shower!

Easy check in

No sound proofing, banging doors, there was a group of 10 men having a social in the house all night and made it very uncomfortable for my partner. Struggled to sleep due to noise and the bathrooms were not kept clean.
