Location, size of the room
Design of shower - water was staying on the floor of whole bathroom, there should be at least a curtain.

So the walls are a bit thin, so we could hear the neighbors that were very loud and that disturbed our sleep a bit. In the shower the silicone stopper wasn't working so the water flooded a bit.

There's hot water and floor was not carpet but tile
This is not a 4* hotel. At most 2 so for what you get it's definitely not worth the money. It is a shady establishment and to prove it, it doesn't take payment in card and doesn't produce an invoice upon multiple requests. If you're going for work definitely stay away. And for any other reason. I'm not sure how it's existence is legal. It looks like it's still under construction. There's not even space for toilet paper or shampoo?!? I said every day I don't want them to clean but they came nevertheless and threw out some of my things indiscriminately. They also came into my room when I was not there not to clean but to leave something. So 0 privacy and I didn't feel safe there. On the matter of privacy, you can hear everything from your neighbors. Everything. Also it was supposed to include breakfast, when I asked about it, they said it doesn't exist. At the same time there were bad smells and lots of noise. Towels like rags, bring your own. Terrible pillows. I should've believed the other reviews...

I have to praise the staff first. I had a credit card problem when I arrived, which meant a delay and I basically showed up around 2 am. No problems at all! Showed me to my amazing room (with a hot tub!) straight away, I really cannot praise the helpfulness and friendliness of the staff enough. Then there's the location, just outside of the downtown but with great sightseeing and quaint shopping / dining / etc opportunities in the immediate vicinity. Skopje is one of my favorite cities and I'd be coming back either way, but I'd be out of my mind to stay someplace else next time.
Potential visitors not coming from a Muslim culture should know that there's a mosque practically next door, meaning the prayer calls will wake you before dawn unless you use ear plugs. Obviously this is not the hotel's fault in any way, but it needs to be said.

The staff were so accomodating and solved any issues we had straight away. Gzmi was absolutely fantastic he helped us get around Skopje and also charged us lower taxi prices! He showed us some really nice tourist spots and didn’t exploite us by charging a lot. Suela was also really helpful and informed us of bus times! :)

Run away from this so called hotel! Since I arrived, I was offered to cancel the reservation on BOOKING, with the promise that we will get better rooms. When I heard this, I already thought it was doubtful. We asked to be shown both room options. Honestly, there was no difference between the rooms. The conclusion: if I closed the reservation on BOOKING, I could no longer leave a review. Now let me tell you about the rooms: bad smell, dirty linen, dirty towels, broken mirror, moldy walls. I booked 3 rooms, I paid, but I couldn't accept that mothers sleep with their children in such a mess. In order to avoid additional expenses, for the spouses and children we took a large room at another hotel that was really clean, across the street from the mess of FAMA. We men finally slept in one room, but we took our towels and blankets from the cars. Very disappointed!

I liked the modern and clean facility. Functional air conditioning. Small kitchenette. Nice view and proximity to downtown. The beds were very comfortable!
the only complaint is the bathroom, which was a bit in worseioam condition (but nothing terrible) The water flows through a weak spring.

The hotel is very nice, with comfortable and big rooms, excedeed the expectations. The staff was very kind and always available. It was really worth the price
Unfortuntely the area is a bit far from the historical centre, it is close to the Old Bazaar but if felt unsafe especially since we were girls only. I wouldn't recommend staying here for a girls trip only.

The location is very good!
Next to the hotel as well as opposite it, there is a shop that sells pies for breakfast. In front of the hotel there is an alley that takes you to the Muslim neighborhood with the very large covered market where you can buy anything you want as well as to the main pedestrian street which has a number of restaurants, clothes, gold, jewelry, sweets etc. At the end of the downhill pedestrian street in approx. 10 minutes you reach the center of the city, at the statue of the Ancient Greek King of Macedonia Philip II (382 BC - 336 BC), father of the Ancient Greek Macedonian Alexander the Great, (356 BC 323 BC) .X.), whose statue is about 100 meters below, after you cross the bridge that joins the Muslim and the Christian neighborhoods, in the center of the city square.!
The property did not provide any kitchen utensils, (I asked for a knife and was given one), the kitchen drawers and cupboards were dirty and empty. There were no plates, knives, forks, spoons, coffee pot, kettle, microwave available.
There was no coffee and no sugar to make coffee in the morning.
There was no kitchen paper.
There was no wastebasket in the rooms except in the toilet which is intended for another use.
There was no toilet brush, (pigal) which was given to me when I asked for it.
There was only one shower gel in the bathroom. One shutter didn't close so in the morning sunlight came into the room which woke me up earlier than I wanted to.
Wireless network speed range was poor, My ookla measurements were: Download: 10,9Mbps Upload: 32.6 Mbps.
