Good location, clean and warm but poorly equipped kitchen and in need of general maintenance checks.
The property was clean and warm. The location was good for a family gathering of adults.
Although the housekeeping staff had done a good job (all clean) there was a noticeable lack of maintenance. Most notable - front door inoperable with no keys, many of the lights in the lounge didn’t work we tried swapping lamps from other rooms but couldn’t get them working, the blinds in the family bathroom were missing (we used a towel to shield the shower / bath). Garden looked unloved and was not usable. Unusually for Booking.com I received a large number of impersonal ‘corporate’ emails from the properties agent - offering extended stay, a discounted chef, holiday insurance cover etc which I actually found off putting as I’m used to the personal touch offered by so many of your owners and why I’ve been coming back to you for over a decade now.

An excellent holiday property to return to after busy days
The property was just what we wanted for a short break in Scarborough if just a little further out than would have been ideal and required Taxis. It was very well decorated, an excellent size and had all necessary facilities. The local pub and tea room couldn't be faulted. The management company were easily contactable. There were various tea, coffee, cleaning materials, etc provided. There is plenty to do in Scarborough Stephen Joseph Theatre, William Smith Museum, St Martin's stain glass and lots more within an hours car journey (Whitby, Rivaulx Abbey, Pickering (North York Moors Railway expensive!).
We had a problem with one of the showers (the management company were prepared to fix the next day which was good) Not being very technical we struggled with finding specific TV channels and there were no instructions. When this was relayed to the management company they indicated they would address that. It was disappointing the outside areas were in need of some grounds maintenance particularly bearing in mind the high standard of internal fittings and decor.

Great location, nice and spacious and modern, lots of reception rooms and access to the garden. Comfy beds, nice bed linen, kitchen well equipped, plenty of space to relax.
Garden could do with some maintenance, the family bathroom shower was quite temperamental and lock from sunroom to garden very difficult to open.

Lovely house close to Scarborough
Spacious bathrooms and kitchen. Good size twin rooms and a massive master bedroom with an en-suite. Beautiful living room and overall tastefully decorated house. Instructions, once received, were clear, and access to the house was easy.
The radiator in the living room was not working (although a small electric heater was provided, but it took a while to warm up the room). It would have been nice to provide washing sponges and kitchen towels. Also, given that the place was booked for 3 days/2 nights for 6 people, extra soap/shampoo would have been nice to have. Entry instructions are only provided 1-2 hours before. Although understandable, this does cause a little inconvenience if you are already driving.

The duvets were a little thick for this time of year , there was some wear at tear on some walls and cobwebs in a few corners, was a little hard to find

Great family/friend stay made special by the standard of the property.
The property was fantastic, roomy, clean and in very good condition. Everyone who stayed were very impressed at what great value for money the property was and would definitely go to this property again.
The wine glasses were too flimsy, we carefully and gently tried drying one glass and unfortunately it broke, so from then on we used a tumbler for the wine. A minor point, however we would suggest more sturdy glasses are obtained to replace the existing ones. As I say this is a very minor point as the property was exceptional in every way.
