Great location! It's in the Russian Quarter but full of local eateries, where you eat really well for a low price!
Surrounded by shops which makes it easier when you travel with children.
Right across the street from a very nice and family friendly beach.
Host wanted to charge a deposit before arrival. When I said we don't have Vietnamese bank account and that we were going to pay the full amount in cash upon arrival, they corrected the message.
Dirty place, almost falling apart but it does have the minimum you require for an average stay.
Kettle didn't work, so we had to request another one.
Of you have the aircon on, it means the bathrooms will constantly have wet floors, as the draining hoses of the AC go to the bathrooms.

Excellent location.
Air conditioning seemed to cut in and out.
Bed was not comfortable.
