Blue Horizon is designed for families and friends traveling together, with 5 bedrooms, 3.5 bathrooms and 10 beds for up to 14 guests. The 2026 refresh brings fresh paint and updated decor throughout, a bright open living area, comfortable gathering spaces and thoughtful details that make arrival feel special.
The kitchen is well stocked for group meals and includes a dedicated coffee bar. After a day of exploring, relax in the private 7-person hot tub, enjoy the screened porch and deck, gather around the propane fire table, grill outdoors, play pinball, or let the kids enjoy their own hangout space.
Fast WiFi, 4 TVs, fresh linens and towels, and an EV charger available upon request add convenience throughout your stay. The layout gives larger groups plenty of room to spend time together while still spreading out across five bedrooms and multiple living areas.
Blue Horizon is thoughtfully prepared to feel like a cared-for mountain home, not a bare-bones vacation rental.

Before requesting, please include your trip details, total guest count, guest ages, and confirmation that you have reviewed the house rules. Incomplete requests may be declined.
Please review our cancellation policy. We strongly recommend purchasing trip insurance. Holidays and JMU Commencement may require a 3-night minimum stay.
The fireplace is decorative only and not available for guest use. EV charger is available upon request. The cleaning fee covers professional cleaning, linens, towels, hot tub service, and property management.
WILDLIFE: This is a mountain property, so wildlife may occasionally appear on the deck or around the home. Do not leave food, trash, or drinks outside, including on the screened porch, and please keep the grill closed when not in use.
Within 24 hours of booking, guests must review and agree to the MPOA Rules and Regulations. Failure to submit the signed agreement may result in cancellation.
House Rules
Primary guest must be 25 or older. Guests under 25 must be related to and accompanied by a guest who is 25 or older. Chaperoned groups, including sports teams and organized groups, are considered case by case.
We generally require 2 or more positive reviews to book. Exceptions may be considered.
Maximum occupancy is 14 guests on site at all times. No events, parties, or gatherings of any kind. Violations are subject to a $500 fee.
No pets are allowed. Evidence of pets will result in a $500 fee.
No smoking or vaping anywhere inside the home or on the property. Each violation is subject to a $500 fee.
Maximum of 3 vehicles. All vehicles must fit fully within the driveway. Overflow parking is available.
Checkout is 10:00 AM. No late checkout, as cleaners arrive promptly. Unauthorized late checkout is subject to a $200 fee.
Photo ID may be required before check-in.
No heavy cooking, aromatic foods, or cleaning/gutting fish, shellfish, or game animals inside the home.
Quiet hours are 10:00 PM to 7:00 AM.
Please do not send Amazon or other packages to the house, as they may be held at the post office and cannot be retrieved.
Massanutten MPOA Community Rules
Blue Horizon is located within the Massanutten Property Owners Association. The home is in a private residential community with full-time residents, families, retirees, second-home owners, and other guests nearby. Please respect neighbors, privacy, property rights, and all MPOA rules.
Noise that is unreasonable in the judgment of MPOA or its designated agent is prohibited at any time. Quiet hours are 10:00 PM to 7:00 AM.
All tires must be off the roadway. Do not block roads, fire hydrants, neighboring homes, or nearby lots. Parking violations may result in towing. Overflow parking is available at the MPOA Owners' Pool parking lot at 4007 Peak Drive. Buses, campers, and RVs may not be parked at homes or along neighborhood roads unless approved by MPOA.
No open fires may be left unattended. This is a wildfire risk area.
Open containers of alcohol are prohibited on roads and common areas.
No pets are permitted at the property.
Do not place trash outside the house, including on screened porches, as it attracts wildlife. At checkout, all trash must be taken to the community dumpsters one street over by Peak Drive. Follow signs.
