The property itself and location were good - we opted for pool access and I'm so glad we did, even though it almost doubled the price. It meant that me and my son could nip down and up to and from the room whenever needed conveniently without having to packup our lives each time, or worry about drowning. The pool was great, the water temperature was perfect, and it had a shallow area perfect for kids to jump off and practise swimming. The location was just a 5-10 minute walk from anything you wanted really - shops, restaurants, a 711 just at the bottom of the hill, beach around a 10 minute walk. We rented a bike so that we could venture further and check out some sites and beaches, I recommend doing that, as we much preferred Kata Noi beach to Kata beach. The staff were super friendly and as helpful as possible, even though we had a few hiccoughs especially in the first few days.

The main issue for me was the Wifi. On our first day, despite us paying for a much more expensive room, the signal was poor, to an extent that I couldn't get my work done. I asked reception if they had a Wifi Extender we could put near the room to help, and they said they would do what they could which was nice. We went out, but upon our return discovered that the Wifi was completely down. We had to wait a full day for the company to come and fix it, so I couldn't do any of my work as my own 5G isn't sufficient for more work. One of the deciding factors for me when choosing that place was the Wifi because it had so many great reviews, but realistically, I think the people who voted high were just using it for social media, because it was fine for that. Anyway, the wifi was eventually fixed, but then after that, still not good enough to use. Pre8am in the morning and post 8pm at night it was fine, most likely because everyone else was sleeping or out. Considering it's low season and most of the rooms were not occupied, I dread to think what it would be like in the high season. So, during the day I couldn't get any work done at all, and had to pay for an extra 30gb on my phone to even be able to get anything done, but my phone operator restricted it as they dont' like customers using wifi hotspot. So that really affected the holiday as I was stressed due to falling behind on my work, and it wasn't ideal taking my laptop out with us as it was difficult to carry on the motorbike/to the beach and so on. So that was it really, we loved everything else. The room features were a bit dated - the lamp behind the bed didn't have a switch so to turn it on or off you had to screw and unscrew the lightbulk, and the kitchen area had a bad ant problem - the first morning my electric toothbrush plus was covered in ants, we didn't even leave any food anywhere - it definitely needs to be treated.

Everything was perfect. The location could not be better, short walks to both Kata and Karon beach, and all the food you can imagine. The staff was incredibly helpful with everything I needed including laundry, and a motorbike rental. The bungalow and pool were very clean and felt like home. Again, could not have been better!
