We listen to our guests and implement what they suggest. So what is new this year IN 2025 quite a lot BUT NO PRICE INCREASE.
The House now incorporates a two bedroom flat;
so we now sleep 30 guests.
There are 9 shower rooms (4 en suite)
Three kitchens with induction ceramic hobs
Three dish washers, 4 fridges , freezer and chest freezer, washing machine.
Three lounges , dining room, breakfast bars.
BUT still the famous ' Boogy' Room with Karaoke

The house is superbly suited for family holidays or occasions be it wedding parties or to celebrate a special birthday. The house is full of character and luxuriously finished to ensure an enjoyable holiday whether for a short break or longer and is a superb base for a family holiday and ideal touring location.

The hosts were lovely and we particularly loved the welcome goodies they provided - so generous!The house is perfect for a family/friend’s weekend, with communal spaces and chilling areas as well. Held a hen party for 23 and it was the perfect home for it. We all had a fabulous weekend and cannot speak highly enough of the hosts. Very responsive to queries prior to the weekend, as well as providing an obscene amount of snacks and fizz on arrival. Highly recommend.

There was a large group of us for a 70th Birthday. On arrival the house was amazing and only got better over the weekend. Plenty of space, boogie room and karaoke was so much fun. Lounge big enough to accommodate us all for games. Will definitely be back

We had an amazing stay at Telford Manor for my wife’s 40th birthday party. Tam and Christine were great hosts, always happy to answer any questions and left a lovely welcome hamper of sweets, cakes, Prosecco and also set up some birthday banners.The place itself was massive and well equipped for a large group gathering, it had all the amenities required, the kitchens were well stocked and all the bedrooms were lovely.We all loved the party room with the karaoke machine Great location, easy to locate and only a 5 min drive into Moffat.A big thank you to Tam and Christine for your hospitality and for making us all feel welcome, we hope to return again soon

Fantastic weekend spent with Family and Friends celebrating my husbands 40th Birthday. The house is massive and had plenty of room and amenities for everyone.Massive thank you to Chris for organising all of the birthday banners, balloons, cakes , sweets, crisps and welcome packs. Those extra touches made all the difference. It really was a great spot for celebrating with 20 of our nearest and dearest. We all took a walk to the local pub for a big lunch. We booked the large space and pre ordered our meals and the service and food was great. Highly recommend the steak and black pudding pie. Perfwct

This property was everything we needed and more. Our group of 25 loved every minute of our stay and at no point were we on top of each other, the pictures do not reflect the sheer size and space inside this wonderful house and would happily recommend to anyone wanting a large family gathering. The host was lovely and friendly from speaking on the phone to arrange check in and then getting a full tour when we arrived, the welcome hamper that was left for us was such a welcome suprise and a touch everyone was grateful for. We will most certainly be booking another weekend stay here

A group of us stayed here for our annual get together and it was great. House was clean and warm. Plenty of cooking facilities with 2 kitchens and both well equipped. Welcome pack left from the owners was amazing! Lots of lovely treats and they even got all the kids Easter eggs because we stayed Easter weekend. Owners were lovely and went over and above for us. Pre-Covid, we'd meet up every years, cousins, brothers and sisters, aunts uncles, the whole clan, somewhere near the border, as middle ground. Alas the hotel we always went to was converted into flats during Covid, so when we wished to restart our pre christmas get together we had to find a new place. We found Telford Manor through Vrbo, and fitted the bill perfectly. But we had some disasters *stories, in the past before we found the hotel, so was very apprehensive going to a new location . We were greeted, exactly as agreed, by the nicest owners, who guided us through this beautiful home. They had set out a Christmas table, including wine, cakes, biscuits, even a big box of chocolates. In the perfect sized kitchen/dinning room, 20 round the table. The house was amazing, we had 23 in total, and fitted perfectly. Downstairs was our party area, keeping the festivities separate from those needing a break, on the first floor, and the majority of rooms on the top floor. We couldnt hear anthing, and we can be loud! The beds were lovely, rooms all homely and comfortable. Showers and toilets clean... everything you want! House was warm, which was great for November. We did habe to turn down some radiators, which is much better than turning them up, and no heat! Over all we had a blast! The house, Christine and Tom have a wonderful property. If you 20+, and need a location to get together, i can not recommend this property enough!

Great size for large parties. Garden technically enclosed by small wall but not secure for small children and pets. Wifi not good. Found various items of clothing and left over party accessories behind furniture so clearly not a thorough clean. Had to wash dishes and cutlery before use. Generous welcome pack with cakes, crisps and chocolates but maybe more practical things like milk would have been better. No key safe for keys and only 1 set left so a bit inconvenient for large parties who wish to go out separately. Overall helpful owners and a pleasant stay but improvements could be made.

We hired the house to celebrate my 60th birthday and invited friends and family from England and family from Edinburgh. The location was perfect and a short walk into Moffat. All our guessed were blown away with the house and history. Our hosts Chris and Tam were brilliant and ensured we enjoyed our stay. The spread set up for my birthday was superb and we simply could ask for better hosts. The weekend was amazing and the house was so roomy and confortable. We all had a very relaxing and comfortable weekend celebrating several birthdays. The space was very spacious and we were able to enjoy different areas of the house. Everyone slept well and we could walk in and out of Moffat easily. Would thoroughly recommend the house if you want a stress free weekend. Telford Manor is a very comfortable place to stay. We all had a great family time in this house. Ages from 3 to 70 and every age in between. Communication with Chris was excellent from the moment we booked until the moment we left. The house is great, plenty of room for 4 generations of our family. Easy access to Moffat but also a great local pub/restaurant 3 minutes walk away.

Brilliant property rooms are amazing, party room and down stairs area is just perfect. Fully functional kitchens which are immaculate. BBQ are was idea. If anything could be improved is instead of a bedroom down stairs this could be a games room with a pull out bed. We are party people and you could not hear a sound but no one fancied the room down stairs. The welcome pack was amazing and the cake and bubbly was well recieved.

The house was perfect for all 25 of us. Bedrooms accommodated everyone comfortably and the living rooms were ideal for entertaining. The bar and lounge were brilliant for the celebrations. The karaoke machine was a hit! As we had a few kids with us the garden wasn’t quite big enough for rounders, but the playing field and swings in Beattock were just two minutes away. Chris was very responsive to our messages and the welcome pack on arrival was extraordinary! All in all a fantastic weekend!

What an amazing weekend we have just had, thank you for the warm welcome Chris and Tam. We walked in to an amazing welcome pack, the home made cakes were delicious! The house was on another level, it was so big, cosy and spacious. Enough room for 15 of us with more to spare.
