About this house rental

Enjoy a spacious townhome with 3 bedrooms, each with its own bathroom for comfort and privacy! Conveniently located in the lively yet peaceful neighborhood of Queen Anne. Just minutes walk away from Lake Union, 31/32/40/62 bus stop, biking trails, local restaurants and cafes. Within 10 min drive to major attractions like Space Needle, Pike Place or Downtown, making it easy for you to explore all Seattle has to offer. The place is good for group travelers, families and multi-generational groups.

This is a 3 bedroom, 3.5 bathroom townhome with one car garage about 1500sqft. The garage is street level, and the front door entrance is up a set of stairs.

• First Floor: main entrance, kitchen, living room, sofa bed (queen size), smart TV, half bath
• Basement: bedroom (full bed), bath with shower, washer & dryer, access to garage
• Second Floor: 2 bedrooms w/ queen beds, window AC and ensuite bath for each bedroom

**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise.
• For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.

**Additional Info About the Home**
• This is a townhome and is not handicap friendly. Guests have to be very comfortable with stairs as there are multiple stories. See above for the floor-by-floor layout.

**About Fees & Pricing**
• The regular nightly rate covers 6 guests. Additional guest fees are $25 per person per night, up to a maximum of 8 guests. Please indicate an accurate number of guests.
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday's pricing.

**House Rules**
• This is not a pet friendly home. $500 fine for unauthorized pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.

What a lovely, comfortable, peaceful property! My family of four (adult kids) stayed here, and it worked out very well. Comfortable beds, air conditioning if we needed it, super soft towels in the bathroom, plenty of amenities in the kitchen (though we did not cook much), and close proximity to many things. Check-in was super easy and if we had a question, property managers were very responsive. Having the garage space was key as parking can be tight in this area. I also appreciated the Keurig for morning coffee since we didn’t have time to go to the store our first night there. Wonderful place.
