Perfect location to visit Florence. Nice staff. Safe and very convenient to all key sites. Great places to eat nearby. There are two #3’s on same street. The right one will feel like you are walking in the middle of an outdoor restaurant. You will enjoy being in the middle of everything.

When you see the word "nightmare" in other reviews about checking in, believe it. If you dont arrive when staff happens to be there, you will have to hope another tenant will open the outside door for you so you can acces the room keys. I tried for days to get the check in details; even Expedia could not get them on the phone during their supposed staff hours. I nearly cancelled but didn't want to arrive in Florence without a reservation. Pamela yelled at me when I finally got her on the phone about instructions. She claimed she had been there and sent them when she wasn't and hadn't. It was a very negative experience and ruined my morning. In addition, there is a sewage smell in the bathroom, the staff accesses your room even if you put up the do not disturb sign, and the bathroom floor is dirty. Other than that, the location could not be more central to Florence.

We had a wonderful time staying here! The space is huge and we loved the quaint furniture. There was so much space, the kids had their own space and there was a couch available to relax in after a full day walking in Florence. We loved the view of the Piazza out the window and people watching. We even got to hear a concert out our window. Simone was such a wonderful and caring host. She was super helpful and even called to get our taxi in the morning ready for our tours. We wish we had stayed longer!

Check-in was horrendous. we arrived to the front door and rang the bell multiple times without any answer whatsoever. Luckily somebody from the inside was coming out so we were able to access the stairway leading up to the B&B. We arrived at the front door of the B&B rang the bell, again without any answer. We had to call the international number directly. Finally someone answered. we were told an email had been sent and we should follow the directions. I found no such email. The Host said that she would be there to open the door for us so we waited. Email found in junk mail. Spent 10 to 15 minutes in the hallway and no one showing up, found the code to get in, the host would not give us the code over the phone. we got into our room which was extremely warm and tried to turn the air conditioning down and found out that it was auto controlled by the Host. During the day it was set to 80°F and at night you would have to contact the Host to ask them to turn the air down, which only went down to 77°F. What a miserable night sleep and they would not change it at all. bed-and-breakfast is an absolute joke. It was a tray full of cookies, crackers, corn flakes, and bread, fridge was at room temp which contained milk for cereal. 4 coffee pods per day strictly doled out, we were denied more without extra charge. Bed was horrible, room extremely dirty, hosts were extremely unresponsive to any emails or texts.

The location was amazing we were a one minute walk to the Uffizi Gallery where we had booked a tour. Our hostess was friendly and helpful. Something to note : the elevator only starts on the second floor and there are quite a few stairs to get to it. A challenge for those of us with mobility issues.

Great location. Within walking distance of everything in Florence! The staff were very nice and sweet to us. Our room smelled horribly of sewage, opening the window did not help. Also, cannot control the temperature of your own room because of eco friendliness, doesn’t seem to be fair. When we reported the sewage smell they blamed it on the old building, yet the breakfast area and the lobby smelled fine. Would not stay here again!!!!

Decorated very lovely. My only issue is that it has elevator however you have about 25 steep stairs to get to (not disability friendly). The entrance is in a courtyard adjacent to Musée Vecchi which in the evening there is a free opera music! I’m not a fan of the Opera however this.was. Beautiful.! The Ufizzi is around the corner and plenty of shopping for leather and plenty of dining opportunities !!

Very nice room with a wonderfull view. The service level was terrible: - The air conditioner does not work - The control panels show that there must be 23 degrees in the room - it is maybe 18 - 19 degrees and the two different systems were not running on the days we were there! - Never add breakfast at this place. It consists of dry bread in vacuum-packed bags - no cheese, eggs or bacon! Boring coffee from a bag machine. - Probably the world's smallest TV :)

The area is Fabulous,lots of cafes, restaurants. I had prepaid a deposit on the booking site and I was told it never went through, had to pay in full plus a hotel fee. Now I need to fight with the c/c company. A/C did not work, no english stations on TV. No one there after 1PM. All breakfast materials in room, pretty much make your own? Prepackaged pastry, bread, cereal. ALSO 30 steps up to elevator!

1. Two of us booked the spacious “romantic suite” in perfect location. Lovely view, but be aware - no soundproofing. One of the busiest squares with restaurants and sights means hustle and bustle also and nights right under your windows. We loved it anyway; Atmospheric and historical. 2. Continental breakfast is a joke. Should be changed to “Dry snack” and coffee at the kitchen. The friendly staff renew it in your room every day, but then kindly ask you to clean up after yourself when finished. You have literally grab the dishes and bring them to the kitchen where you have to borrow spoons and knifes in the first place since there is no such things in your room you pay almost 300 euro for per night. 3. We booked our room on hotels.com. But a few days before our arrival B&B staff sent us numerous of spam-texts on What’s up in order to make us pay over 800 euros outside the hotels.com platform, which is against the hotels.com policies in the first place. They sent us a link which required all our payment card and personal data. We called the hotel, confirmed the booking/arrival time and let them know that we don’t use What’s up for any businesses. They still kept send us this payment spam til we arrived and paid with the card directly. BTW the staff confirmed that they sent us those messages. Which is even more ridiculous in days of digital crime. Annoying welcoming which was not necessary since our payment card has been valid and available through hotels.com at any times.

Great location, could get noisy due to being at the square, a bit too stuffy, the common area should be at a temperature lower than 80 degrees Fahrenheit, tricky to get too. Overall, it was a pleasant stay. Friendly staff, kitchen was supplied nicely, breakfast is lacking protein; I guess milk has protein, but that's about it.

This inn was in the perfect location, absolutely perfect. I can’t call it a B’nB because breakfast wasn’t prepared for us. The owner offered breakfast items for a charge. The check in was a nightmare and nearly resulted in us leaving and finding another hotel at 8:00 pm. I planned ahead and contacted hotels.com AND this property to let them know we would be arriving after the 8-1 check in time. I spent over an hour going over this with hotels.com, they said they’d contact the property. I also emailed the property twice the week before arrival. I never heard back with ANY check in instructions. I called the jit the morning of our arrival since I knew I’d be in route. No answer. I used the number straight from hotels.com. We arrived via taxi and were deposited in the very busy ( and lovely) piazza. The driver told us to go to door number three. Problem, there are TWO door #3s. It was just a door situated between two busy restaurants. There is a small plaque that shows the property’s name, and a typical buzzer system that you’d find in an apartment building. I saw “check in” and buzzed. We entered the building, zero signs, just stairs. All we could do was walk. About 1/2 way up we encountered two women. I asked if they knew of a B’nB in the building. Turns out there were staying there too. They called the owner, they told us where yo go, they gave us an access code needed, they checked us in. Emailed directions would have improved this process.

What a stunning gem! To be able to experience staying in such an historic building will be unforgettable. The place is just as pictured with the main room being just magical. All the windows open up to the Rio canal and create a nice cool breeze making it very comfortable even not having air conditioning. Open the front door also for a nice draft. We enjoyed hanging out at the window balconies and people watching. It was very close to some nice eateries as well. There are a couple gondoliers right below if you want to ride the canal. The early morning delivery boats and trash pick up are a bit noisy but would not defer me from staying. Host was charming and informative with a walk through and even gave some food recommendations.

They advertised AC, but had the thermostat locked so we could not make the room comfortable. They had it locked at 25.7C which is way too hot for us!! The location is amazing. They advertised an elevator but you had to go up 2 flights of stairs to reach the elevator. We forfeited our money and moved to another hotel where we could sleep comfortably.

Spacious, comfortable hotel in an unbeatable location (3 Piazza della Signoria)! The common sitting/dining area and large rooms feel very Florentine. Staff speaks limited English but are very friendly and helpful. Just keep an eye on the slightly convoluted check-in procedures (don't ignore your emails the day of arrival).

They don’t let you control the AC. You have to contact them every evening to turn on the air. It is noisy in am with others having breakfast and talking loud. The bed is extremely uncomfortable. They say twin beds but they are together and not comfortable.

The hotel is located near Uffizi and Ponte Vecchio with many restaurants around. The entry to the hotel is difficult because one has to climb a steep staircase of 30 steps before getting to the elevator. Not easy with heavy bags. Room is clean and services are basic. Breakfast items are kept in the room to be consumed anytime - limited choice

The windows had to be open b/c no air conditioning but our room backed up to the back of a couple of restaurants so early am bottles were being slammed around recycle bins, trash being taken out and loud projects being worked on. We also left with bug bites from head to toe- still not sure if they are bedbugs or not. The staff was very nice and the room spacious. It was also very difficult to find and could have used more information to locate. It's located in the heart of food and shopping.

Great location, directions were very clear but they charged an extra 20 euros upon leaving which was not indicated at Hotels.com. During these times - Covid- I understand that places require extra cleaning and Italian businesses are struggling so I paid. This is a very old building right next to the Uffizi Gallery and it’s front door opens right into a huge piazza. It’s a fantastic location and the room was quiet. You feel like an invited guest in a friend’s home. Lovely antique furnishings but clean modern bathroom and comfortable beds. Our room, the green room, was very spacious. We enjoyed our stay here and would highly recommend it. FYI there is a large staircase you must climb to get to the elevator.
