STOP - read through the reviews and look at the photographs very carefully. Our room was so small we had to go outside to change our minds - I know a tired old joke, but this is a tired old establishment. I would challenge the hotel to put a photo of this room on their site - a bit of honesty goes a long way. The room was so small and depressing that we chose to spend as little time as possible anywhere near it. Black mould on the wall, coat hangers covered in dust, a shower that fell off the wall repeatedly - bright spots - the wifi worked and the room was serviced each day. Hotels.com have been very helpful and responsive but they are doing their customers a diservice having a low quality hotel such as this. Leaving early and returning late we never saw any staff and on checking out handed our keys to what we thought was one of the housekeeping staff. To be avoided - there are many choices in Venice and you would be better served shopping around and spending a little more if necessary. This almost ruined our Venice stay. Long time Hotels.com user.

The hotel needs updating. Curtain hanging off the rods, small sofa chair in the room was messy and dirty looking. The area was littered with graffiti and the streets not lit at night. Overall I would not stay here again.

Where to begin… We arrived on Friday, 18 July at 11pm and had informed staff of our late arrival. Despite the listing stating 24/7 security, no one was present. Things quickly went downhill. The building’s front door didn’t lock—anyone could push it open. When we entered our room (two twin beds for a 30th birthday trip), we found bed bugs under one mattress, blood stains on both, and bug fecal matter/debris. With no staff available to assist and nowhere else to go at that hour, we slept on the ceramic bathroom floor in shifts. At 8am, we messaged the hotel via WhatsApp explaining the situation and asked for a refund for the first night and a new, clean room. The woman at reception said she’d need to speak with the manager and could only offer a new room by 10am. I asked multiple times to speak with the manager, but after two days—nothing. No apology, no accountability, and still no refund. Despite being polite yet firm, the staff refused to escalate or resolve anything. Even the breakfast was appalling—expired yogurt and bruised fruit. What was meant to be a special birthday in Venice became a nightmare. The lack of cleanliness, safety, and basic hospitality is shocking. Please—do not stay here. Look elsewhere. I’ve attached photos of the bugs (warning: they are graphic).

Adore this hotel and the location. The AC was struggling during the heat wave. But would absolutely stay here again. Very sweet receptionist. She was able to set up our airport boat taxi back to the airport. The location is just perfect for everything.

Excellent quiet little guest house hotel with friendly, accommodating staff and comfortable rooms. Great location in San Polo with all the classic sights within 30 minutes walking distance. Rooftop terrace, air conditioning, good shower and mini fridge with complimentary water. Would definitely recommend and stay again.

This property was conveniently located, not far from the Grande canal, and the S. Toma vaporetto stop. Also close by we found 2 ‘groceries’, gelato & a couple restaurants (would also recommend (Trattoria S.Toma con giardino). The establishment is quaint & staff was helpful. Aside from the overwhelming scent of the cleaning product that took some time to dissipate, we don’t really have any complaints. It’s dated, but you are in Venice, so would say it’s a good option for the value.

The window in our room was broken, the safe could be carried away… the original fixture was broken, one of the chairs was broken and looked ingrained with dirt. There was no milk. However the laundry was clean and the beds were comfortable

This hotel was a very great stay, in Italy they have smaller living then the usual living in the us. I have no complaints everything was great for the 3 of us the only thing I would say went bad about is that you can hear everything outside like people walking down the alley singing at 2am or people laughing or having a good time at the bar around the corner you can hear it all even at 6am when people where leaving with there luggage’s and you can hear the wheels on the cobblestone streets, just get some ear plugs! But over all supper nice staff , they held our bags for free. The room was comfy , over all great !

The hotel appeared on ads to be about the same standards as most in the area at the same budget. We were delayed in arrival by a day due to an accident on the way to the airport, so we were able to check in right away as our room had been waiting for us. When we got to the room we were shown how to unlock the door and I will give a point for extra secure room locks. Instantly, we opened the window in our room and the handle remained in my hand, whilst the window frame was unmoved. The bathroom sink filled to the brim each time it was used. The breakfast is an absolute rip off for 10€ per person per day, incredibly limited variety- 1 type of ham, 1 cheese and 1 pepperoni type everyday, apples, oranges and kiwi, 2 types of juices, more variety with the baked goods but most were stale, and not a single veg in sight. On day 1 I touched the yoghurts which were warm so I didn’t even try them. Most of it tasted like the cheap no frills stuff I could get in aldi, not what you expect from first experience of Italy. The place was generally rather ran down and the cleanliness levels were questionable. Our room was literally covered in fabric, most of which was dusty and in parts stained. Me and my partner woke up sneezing and with sore eyes every day of the trip, this cleared when we came home. The staff seemed lovely and friendly on the little interaction we had with them.

Small small rooftop terrace, but nice. Interesting path to reach it. Excellent locale for easy walking to ferry and San Toma’ piazza with food and shopping and church. Zero waterfront as advertised, and no water view. Old medieval building. Comfortable bed. Echoing alley beneath rooms makes sleeping before 1 am unlikely. Lovely staff. Delicious continental breakfast buffet.

Stayed in a ‘suite’ wasn’t worth the money. Not enough plugs, no plugs near the kettle so that had to go on the floor. Not extras as advertised with a suite. Damp in the room. Not sound proof as advertised. Asking for the room to have three beds was too much effort for the staff. Stayed in cheaper better hotels earlier in the week, really disappointed.

We arrived and our hotel room had a broken lock and the floor was flooded. They had no other rooms available and they stated they would refund me for both nights but I had to email them. I have emailed multiple times and have not received a single reply. As a pregnant woman, there was no way for me to stay in a room with a flooded/soaked and possibly mold. Very dissatisfied and do not recommend anyone stay here.
