Renovation Notice – Long Beach Resort, Panama City Beach, FL
Long Beach Resort will undergo planned exterior renovations from August 18, 2025, through April 2026. Project setup and material deliveries will take place August 4–18, with construction beginning August 18. This work, coordinated by the Homeowners' Association, includes balcony and exterior repairs.
During this period, guests may experience construction noise, limited access to certain areas and pools, and temporary modifications to entryways.
• The Lagoon Pool and lagoon pool hot tub will be open until November 28th.
• The pool and hot tub between Towers 1 and 2 will be closed starting August 28th and will remain closed until November 28th.
• The pool and hot tub between Towers 3 and 4 will be closed starting October 20th and will remain closed until the end of the project.
• Beach access and condo entry will remain open throughout the project. Beach chair service will be available through October 31.
• Balconies will remain open until November 10th, and then will be closed by section thereafter.
Please note that all dates are approximate and subject to change based on construction progress. Rates have been adjusted accordingly to reflect any potential inconvenience during your stay. This notice has been posted as of 7/7/2025, no refunds will be given for any renovation related inconveniences for any reservation booked after this date.

Overall we had a great stay. We actually got a phone call 2 hours ahead of check in saying we could check in early, which was awesome since we had been trying to kill some time. The place was as pictured, great views of the ocean from every room! I did give a lower rating on cleanliness. Sand was everywhere! Which I kind of expect anyway going to the beach, but the rugs had things on them, like crumbs and other things. So I did vacuum and sweep when I got there, which is not a huge deal. During our stay we came across 3 cockroaches in the master bathroom. Also a thing to note, under the master bedroom is the walkway to the beach, so could be noisy at times when trying to lay the baby down for a nap. Again. Not a huge deal. Made a great location for people watching. No golf carts allowed on the property, which was a bummer for us (that’s one of our favorite things to do on vacay!). Beach service was awesome! The kids loved the pools, super convenient having the tiki bar nearby and made some yummy food. The host left plenty of dish soap and supplies to last us through our stay. Definitely more of the party end of PCB. Also nice being on the 1sr floor, just have to climb down one flight of stairs to avoid the elevator. We LOVED hanging out on the porch, nice big area that fit everyone. Gorgeous views!!! Would stay again.

The set-up of this rental is fantastic for parents with kids middle school to adult. The location is great and the two included beach chairs are a real draw. The condo itself was clean, well decorated, and relaxing. The folks at Kim’s Condos were so easy to work with (second time we’ve rented from them at this resort). One thing to note: the beach entrance is right below the master bedroom and you can hear excited kids and adults laughing and screaming starting pretty early in the morning. That being said, it didn’t bother us - but if you’re a light sleeper it will probably bother you. Overall, great rental. We would come back.

We stayed in the exact condo last year. Loved it so much we stayed there again this year. Love the location and with being on the first floor it was like you were sitting along the ocean. Loved the new living room furniture. We will definitely stay here again.

The photo is not the condo we got. It was not newly renovated and not very clean. Location was good.
