WELCOME to California Ranch, a luxurious pool/ranch style home that has been meticulously remodeled and maintained. Outdoor pool and chaise lounges/chairs, BBQ, dining table/chairs, fruit trees. This house boasts of a beautiful private pool, 5 modern bedrooms (3 ensuites) and 4.5 baths. California Ranch was built for entertaining in the classic “Calm Springs Style” both inside and out. Comforts abound!

California Ranch is located in the prestigious Deepwell Estates neighborhood of wind free South Palm Springs.
Home to many movie stars over the years, Deepwell is a quiet area of beautifully landscaped private homes, yet only minutes away from all of the attractions of downtown Palm Springs, and an easy walk to shops, restaurants, hotels, bars and hiking trails.


Optional Pool & Garden services available to guests:
Our pools & gardens have dedicated service days. For whatever reason that you may want to request an additional service when in residence, then please contact ModMansions to request services. We will reach out to the service companies on your behalf & secure services depending on their availability. These additional services will be billed to the Guest credit card file.

Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.

Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook a great meal.

Pool HEAT: Flat rate of $60 per night--three-night minimum stay. Contact ModMansions at least 2 days prior to arrival for this option.
Pool is heated from 5am-9pm, to between 80° - 85°
If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $60 per night.
Rates:
Published rates are based on standard occupancy, do not include cleaning fees, or a combined 12.5% percent tax which includes City of Palm Springs room tax and a TBID Tax Assessment.
Payment Schedule:
An advance Deposit (50%) is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservations, payment arrangements may be made by contacting us directly.
Utilities - (stays of 28+ nights)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $3,000.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. This is not an additional income source for ModMansions.
Additional Fees/Terms:
• 2-night minimum stay required. 3, 4, 5 nights required during In Season holiday dates and events.

• Cleaning fee of $275.00 is added.
• City of Palm Springs Transient Occupancy Tax is 11.5% and TBID Assessment is 1.0%
• Please note the difference between In Season and Off-Season Rates:
In Season: November 1 – May 31 Off Season: June 1 – October 31
Higher rates apply during holidays such as Thanksgiving, Christmas and New Years
Eve and special events. Please contact us about dates you have in mind.

1. You must be at least 28 years of age to reserve any home with ModMansions. Guest must provide a copy of a valid
government issued photo id.
2. Your reservation will be confirmed upon receipt of signed rental agreement & a copy of a valid government issued photo ID.
3. Parking: A 5 car maximum.
4. Check-in is 3 pm and check-out is 10 am.
5. All homes are non-smoking.
6. Exterior music of any level and/or amplified exterior sound is prohibited 24/7 by the City of Palm Springs Vacation Rental
Ordinance and your signed rental agreement.
7. Our homes are for overnight accommodation only. No Parties or Events permitted
8. Dogs (2 dogs maximum) are welcome at our property with a $200 each non-refundable deposit.

10. Third Party Vendors such as Chefs, Masseuses, etc., need to provide liability insurance certification. Please advise
ModMansions.
11. CANCELLATION POLICY:
30 days prior to scheduled arrival date, you will receive a refund of any advance payments. 14 days prior to scheduled
arrival date will receive a 50% refund.
Between 0 and 13 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.
Should you have any questions, please feel free to contact ModMansions.
Special event weekends, holidays (Christmas/NYE/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no
refund will be given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option
of refunding the amount we were able to re-rent it for, up to the prepaid amount.

10:00 pm is "Quiet Time". So, in order to ensure a most wonderful and enjoyable stay for you and your guests, please
share and familiarize yourself with the above information and your rental agreement.
WiFI, Internet & Smart TV’s --The National provider of WiFI & Internet is Spectrum.
Smart TV’s are App based only. Guests are responsible for their own Usernames & Passwords.
Suggestion: Bring along your Apple tv, Google tv, or plug & play programing entertainment.
Please note that outages are rare but it goes without saying that ModMansions is not responsible for any outages due to
the actions by the wifi national provider or outages by utility companies.
Swimming Pools:
Our pools are exclusively for humans. Dog hair in the pool can damage the pool filter system. We invite the dog(s) to
enjoy the backyard from the grassy area.
Check Out Instructions:
1. Take out trash and place in containers provided at the property.
2. Dirty dishes? Pop in dishwasher, and push start. Don't forget the dishwasher tablet provided.
3. Strip bed of sheets and pillow cases and place on floor at the end of each bed.
4 . Place dirty towels, etc. on the floor of laundry

House and property look better in person than advertised. Everything is included in the kitchen and the host is very easy to communicate with when a question comes up. Location is convenient to downtown and the neighborhood is very quiet. Highly recommend staying here.

We loved the open concept of the kitchen and living room but the best part of the house was having 5 rooms with 4 and a half bathrooms. The house was clean and the pool was beautiful. Just be very aware of the very strict noise ordinance for Palm Springs. It definitely affected how much fun we were able to have outside at the pool, so we stayed inside for the majority of the stay. Other than that, it was one of the best houses I've ever stayed in!
