Great apartment in centre of the action.

Location was fabulous. Right in the heart of Old Town.

I knew the room was going to be compact, but was difficult to get in and out of suitcases. We had a lot of luggage as travelling for a long period. Tricky to manage all luggage as can't get transport into old town. A kind gentleman helped us to locate apartment and wheel a suitcase.

Perfect hub for visiting the old town

Location was amazing so close to everything and the kitchen had all the necessities. There was a detailed document with photos to help locate the property, which was very useful as the old town is a bit of a maze.

This place has an excellent location!! Very close to the Hard Rock Cafe, the main water fountain and across the main entrance to the city walls. The thing that I loved the most is that perhaps it is inside the Old City, you can’t hear the noise of the night life once you close your door…. I guess the place is well insulated! Very clean and well decorated. It does not have a 24 hour front desk, so please make sure you learn your entrance code and take your electronic card key. It is an Airbnb style apartment. Self check-in and out.

The stairs are a little bit narrow for people with large luggage. Also, there should be a sign alerting guest to be quiet as they enter the stairs during the night. We heard people coming in during the night talking loud and stomping on the steps as it was 2pm.

The location was great and it was clean. Perfect for out stay. The staff was very receptive and quick to answer.

The AC didn’t work properly the first night but it was fixed the next day thankfully. Not enough towels or body wash for two people for a three night stay but they delivered more towels and body wash.

Excellent location but beware of stairs

This apartment was incredibly well located within the old city. It was walkable to everything. It was also very comfortable and well equipped with ample storage space for all of our travel accessories.

The website did not specify this but, our unit was on the fourth floor with a very narrow, steep and winding staircase. We only travel with carry-on luggage but, it was very challenging getting those up and down the stairs. Also, we stayed four nights but, our bedding was never changed.

Excellent location and a very clean room

I really liked the location. The room was clean and neat, but slightly small. It was very enjoyable to watch the summer movie from our window. The breakfast was served in the room. The boxes were filled with fruits and delicious foods.

I will consider booking this room again should I go back to Dubrovnik.

The host was kind enough to allow us to check in earlier because we had booked a walking tour at 12nn. We liked the place and location. It was so near Pile Gate. We had big luggage that we couldn't afford to drag it all the way to the old town center. The only stairs we had to take were the ones going to our room but it was all good since we didn't have to walk that far from the gate. The place was also accessible to restaurants and bars. It's just about 1 min walk from the place. The room was so pleasant and clean. Very modern. It even has a kitchen and we were able to cook for our dinner too. The bathroom was good! Even after a shower, the water was contained within the shower area unlike other bathrooms where the water would flow everywhere. Surprisingly the TV had a Netflix access and there is also sort of a Nespresso machine with free capsules and these gave more value for the price we paid!

By the window from our room, we noticed that there is sort of an event place. It had chairs arranged like there will be a show at night. Good thing there wasn't any event during our stay otherwise we would have a challenge sleeping.

Overall a fine place, with no other options I would stay there again. But not the best.

- Location was fantastic, easy to get to and very accessible in old town without being noisy - Room looked fairly new, so condition of everything in the room was relatively good - Building and location felt secure, did not feel any issue leaving belongings inside the room

- Apartment did not match the photos that were in place when the booking was made. New photos were uploaded a few days before arrival which showed a much smaller room with worse light and location - and this was the room that was given. - Room was very small, without much space to put anything down or access bags and not much space to walk around - Bathroom is very poorly thought-out, shower is very cramped. Very difficult to prevent water from spraying out into the bathroom, and at 6 foot tall I was constantly hitting the tiles or shower due to how it was mounted. - Location of the key lock boxes right outside the door to the room meant multiple times we were woken by people arriving late, talking loudly and getting their keys - Linen was disappointing; towels on bed were still damp from washing when we arrived, and sheet did not fit the bed properly meaning it came off over night both nights

Ideal location for Old Town Dubrovnik.

Great location for the Old Town close to main Pile Gate Entrance. Recently refurbished with good kitchenette including Nespresso machine.

Watch out here if you are internationally travelling with large suitcases as the small spiral staircase up to floor 4 would be challenging for many.

Appalling customer service by booking.com and direct booker. I was left stranded with no accommodation

Really disappointed and let down. Booked 4 rooms and called both direct booker and booking.com 2 weeks before the trip to move the dates of 1 of the rooms. To actually increase it from 3 nights to 4 and to arrive a couple of days before. Direct booker said they had availability but the modification had to be done via booking.com. Spoke with booking.com on 10th April to make the change. The woman called direct booker twice whilst I was in the call and sent me confirmation of the change to 1 room for the new dates. I arrived in Dubrovnik to be told the “system” doesn’t allow changes to dates and that the accommodation dates had been moved back to original dates. I was left stranded in Dubrovnik with nowhere to stay. I called both direct booker and booking.com but all either said was “their systems” don’t allow changes to dates. I was told I could cancel my room and there would be no refund and that I can go back on booking.com and rebook the dates I wanted and pay again for the accommodation. I was left stranded in the rain arguing outside the accommodation with booking.com who really didn’t give a damn Just kept saying there was nothing we can do even though I had confirmation from 10th April that the dates had been changed.

I can’t comment on the accommodation as I never got access to it. I just stood outside in the rain arguing on the phone with direct booker and booking.com Appalling customer service Booking.com had my money since October 2023 and yet the system couldn’t change dates even though I’d had a revised amendment to the booking and confirmation of the new dates. Which booking.com sent me on 10th April They weren’t interested that I was stranded with nowhere to stay Avoid, avoid, avoid Direct booker had also been hacked in Nov 2023 when I got a message through booking.com asking for more money even though I’d paid everything up front When I called both booking.com and direct booker they said it as fraudsters!! How on earth can booking.com customer service portal get hacked!!! I’ve lost £275 and have to pay out more money for different accommodation Shame on booking.com and direct bookers

Amazing stay. ‘U Nikse’ is hybrid experience between photo gallery, natural history museum and boutique hotel. Absolutely the best accommodation within the city walls. Strategic position but quiet, next to open air cinema. Watch latest movies for free. Smart units, ‘super/normal’ design, peak performances, beautiful artwork. Staircase tower as cabinet of curiosities shows rich and turbulent family history - thematizing ‘leaving and returning’. We shall come back, definitely.

The location was perfect - exceptionally quiet but right next to everything. The outdoor cinema from our room window was just amazing and finished around 12 every night. We were lucky to catch a viewing and wouldn’t have known about it if it were not for the location of the apartment. The apartment was clean and had every item necessary for the duration of our stay. Access to the property was very straight forward and there were absolutely no issues with this, despite our very late arrival time into Dubrovnik.

There were a lot of stairs up to the 3rd floor of the property but Dubrovnik has a lot of stairs in general, so no complaints about that. Due to the excess heat in Dubrovnik at the time of our arrival, there was a slight smell of drains from our bathroom at times but this was not a fault of the property.

Clean comfortable quiet and convenient I would definitely stay here again

Location was the best! It was off the main area in the old city (but still inside the walls) so it was quiet very close to the pile gate and convenient to everything. Very affordable we had to get 2 apartments and it didn’t brake the bank something like this in California would have easily been triple the cost. So clean and comfortable. No stairs just down a little walkway :) perfect for 2 people we slept and showered there only. It was also next to the open air cinema which I could sit on the window seal and watch the movie with a bottle of wine if I wanted to :) we loved everything about this apartment and would stay here again in a heartbeat!

Accommodation and staff were excellent for our short stay in Dubrovnik.

Location was close to everything in the old town but without the noise you may get on a busy thoroughfare. Although small, the use of space in the apartment was excellent. We also found the apartment easily on arrival thanks to the help of the staff who communicated really well.

My only negative comment is on Dubrovnik as a whole as well as the accommodation and that is that I was really surprised with how expensive everything is here. Coming from Hong Kong, prices for food and accommodation in Dubrovnik are similar to prices in Hong Kong which is unbelievable.

Met all expectation and we were very pleased overall

Location was great. East to get to. Small but what we expected. Very clean and looked fairly new.

Narrow stair case especially for the 3rd floor. There was a movie EVERY night that played outside the window and it was very load. You could watch the movie but if you were trying to go to sleep before 23:00 - 23:30 it might have been a problem.

Excellent location and comfortable stay!

Location is excellent, street level , no steps to climb in the old town close to everything and still relatively quiet despite the open air cinema going on until late. Bed was very comfortable, air conditioning working well, it has a kitchenette where you can cook and a Nespresso coffee machine. Bathroom was also very good. Nice and clean towels were provided and staff was very responsive.There is a brand new tv with Netflix, prime video etc that we could watch after arriving from a night out. Overall excellent stay.

You can hear when somebody is coming up as there are metal steps(not a major problem to be honest),also there was nowhere to dry wet clothes after coming from the beach or washing ( it would have been nicer if a radiator was provided). There is a loud open air cinema right outside the bedroom window, but it didn’t bother us-it could be a problem if you are a light or early sleeper.It is not a very big place , however we read the reviews and knew in advance and this was not a problem for us. We spent most of the time out anyway.

Step out of a neat, modern studio apartment into the alleys of the Old Town

Location was fabulous - within the walls of the Old Town, yet still very quiet. Easy to reach, just 2 minutes from the main gate. Clean, modern apartment - well thought out. Neat, well appointed kitchen counter along one wall with a fridge and the essentials. A very comfy bed with duvets and an excellent shower. A great base to explore from.

Central location in Dubrovnik old town, close to all the major sights, bars and restaurants. Nice table and chairs outside for ground floor room to use.

Beds had hairs in on arrival, didn't receive an apology straight away and ask what we wanted, staff changed the bed once requested by ourselves. Ground floor room door was mainly made with glass therefore light shone in constantly from the hallway which was on permanently throughout the night. There was a curtain covering the glass, however, it wasn't big enough to cover it all and there was a constant glow around it all night. Told the management team who stated they would contact the owner the next day but there was nothing they could do about it. Ground floor room noisy as could hear guests coming and going from main door and going up and down the stairs. Damp smell evident needed to have the window open all the time.

Excellent location perfect for exploring the old city!! Small but very clean and comfortable rooms.

Great location, easy check-in, friendly staff, clean, and new property with comfortable beds. Rooms are a little small, but this is totally expected for historical center and we found them to be just what we needed. One thing to note, you will need to bring your own toiletries, but we just bought some at a nearby market. This location was fantastic!! Inside the walls, very near the Pile gate in the easy to walk (flatter) area of historic center so we weren’t climbing the city stairs each time we went back to the room. Quiet despite being so close to everything. Staff in the office were very helpful and we were able to stow our bags after check out. Highly recommend!

Some of the rooms did not have a shower door, which led to some leaking onto the bathroom floor. But We would still absolutely stay here again.
