Condo we got had a poor beds fans stays on only when the light is on and ac didn’t get cold stayed at 80 degrees sleeping at night was terrible we only had the fan with the lights on for air movement. Needs to be updated for sure. Looks nothing like the pictures.

This property was beautifully landscaped and wonderfully appointed. They included beach chairs, snorkel equipment, water shoes, tennis equipment, boogie boards, sand toys, etc. It was great! The only thing I could have asked was for six beach towels instead of four, as we had six in our family. But it wasn't a huge deal. The kitchen was well-appointed, too. And the view was stunning. The balcony was huge. The vaulted ceilings were lovely. We really felt like island royalty! Definitely would love to return.

We are a family of 6 and this place was great! The various pools were awesome. The kids found monopoly in the closet and played every night. The bed in the master bedroom had a super hard mattress, but some people love that.

We’ve stayed here many times and love it. This was the first time the room wasn’t ready at check in and we had to wait two hours for it to be cleaned. A big bummer after a 6 hour flight but staff was very gracious and gave us complimentary ac for our troubles. Wish I could say the room was clean after waiting but kitchen and bathrooms were not clean so I spent the first hour cleaning them with minimal supplies. Will still return again, just made me sad to see the decline in cleanliness and care of the condo we were in.

Wonderful ocean front location. Gated security. Enjoyed the pool and hot tub after the day’s adventures. Just note the fees stated that will be paid onsite. Grateful I noticed other reviews stated air conditioning has a separate fee. That wasn’t easily clear in the listing. We went early June and didn’t need A/C for our visit.

Property itself was beautiful, however the unit was out dated, cabinet doors felt like they were about to fall off. Unit had a musty smell, floors creaked and patio floors felt slimy. I would have liked a better up to date unit.

We stayed in the building close to the Check-In office and the main pool, it was easy to get in and unpacked with little to do running around, with Keauhou Shopping center right up the road you really didn’t need to drive into town to get the simple stuff. The property is amazing and a sense of privacy with midnight security always on duty and welcoming. I Would definitely stay here again

I love everything about this property. It is so close to grocery store, beach, and what the property has to offer. I can't believe how close we are to the manta ray activities. we were also able to see the whale from our patio. It is nice and clean and spacious.

I was extremely disappointed with my recent stay at this property. The advertisement clearly stated it accommodated six people, yet there were only sleeping arrangements for four. This resulted in me sleeping on the couch, which is unacceptable for a 'luxury vacation' that I booked a year in advance. Looking through the guest book, it seems this issue with the sleeping arrangements has been a recurring problem for at least three years, which is concerning. Additionally, I was surprised by unexpected charges for air conditioning which was not mentioned in the original listing. This contradicts the inclusive price I paid through Expedia. Basic amenities were also severely lacking. Having to request essentials like toilet paper from the office detracts from the relaxation expected of a vacation. While the view was indeed lovely, the numerous misleading claims and lack of basic necessities significantly impacted my experience. I would not recommend this hotel to others

The property itself is fine, but I had two major issues. First, there was no air conditioning in the unit I got. There was no indication that some units didn’t have a/c when I booked. It was a total surprise at check in. However if you do get a unit with an a/c, you have to pay to use it. The second huge issue is that they charge you for everything. There’s a hefty cleaning fee you pay when you check in, but they won’t even give you fresh towels without charging you for them. Since they’re condos, they have a washer and dryer, but they only give you 2 packs of detergent and if you use them both and need more, you have to pay for them. Also, the floor was dirty when I got there. I feel like if I’m paying $375 for a cleaning fee, it should be clean to begin with and it’s pretty ridiculous to charge for every little thing on top of the cleaning fee. We ended up leaving early, and I would not stay here again.

Inside the unit everything was dated and needed a lot of maintenance. We read these reviews b4 and can confirm their are accurate. I took pictures but this system does not allow us to post them. The unit was not clean inside, there was soap scum all over the shower and glass door, and sinks. The light fixtures in the bathrooms were all rusted! The wooden town handers all worn down and starting to rot. The common areas were very well maintained and clean, but they have not performed maintenance in the units. Like ever.

We had a great time staying at this property and definitely would choose it again! The location was great, right off the water and close enough to Kailua-Kona as well as a nice shopping center with all the essentials, a weekly farmers market and the best shaved ice we’ve ever had! There is also a movie theater. The community grounds were kept nice and decorated for the holidays! All the staff were very friendly too. The pools were very nicely maintained we mostly went to the ocean pool. Very picturesque and relaxing! The only thing I’d do differently is pay a bit more for an ocean view unit (it really is right on the ocean). Our greenway unit was nice but the way the buildings are designed there is NO BREEZEWAY and fans can only do so much. We made it work since it was December and cooled off at night a bit. If you are traveling there Spring-Fall, definitely pay the extra fee for the air conditioning.

After reading many reviews I was slightly nervous about what we would get. We had a wonderful experience!! The unit we stayed in was clean and comfortable. The staff was very friendly. What I liked most was that the facility was quiet. Everyone there was respectful, even in the pool where you would expect chaos. There is a market just up the street with everything you would need if you decided to cook in your unit. The BBQ's that were on site were great! I would definitely stay here again! It's just far enough from the main part of town but also close enough.

The condo floor was dirty (feet almost black when walking barefoot) even though there's a costly cleaning fee for each guest's stay, and the A/C isn't included with the room, it's an additional fee per day to be provided the remote control to use it. This wasn't disclosed anywhere during booking, only disclosed by front desk upon check-in. That feels like scamming tourists.

Fish smell in the kitchen / sink that didn't go away. Place was large but not very clean, you'd think for the large cleaning fee you wouldn't find other people's hair in the bathroom. I cut my reservation down by two nights and they booked me on the fairway, i had ocean view originally. I didn't realize until arriving. Would have canceled completely had i known.

The unit assigned to us was grossly dirty. I was reading reviews before booking and they were mix of good and bad. Unfortunately, our experience was not good at all. I don’t mind an older hotel or building as long as it is clean. But this unit had dead and live insects, sticky and dusty doors (esp the toilet doors), faux leather chair peeling all over, stained bathtubs and stain on bedsheets. We had to check out early and find another place to stay. I just hope they’d refund our cleaning fee considering we only stayed 2 out of 7 days of our booking, and also the cleaning fee dows not make sense for us because the unit was not clean when we checked in.

Location and scenery: A . This is truly A beautiful property. The staff was welcoming and kind. Our family had a fantastic time, once we got in! However, we specifically requested AC and were given a unit with broken AC. We asked for fans on three occasions and we're told they would be brought over. Never arrived. Reported a short in a light that was not addressed. And no one was there for checkin when we arrived with no communication about how to checkin after hours. So, communication and follow through on requests needs work. Those issues aside, the unit itself was fantastic. Spacious and clean. Easily living for a family bringing three teenagers. And that view... Wow. Will stay here again, but be more aware of the issues listed above.
