• Property Care: Weekly lawn mowing, trash pickup, biweekly recycling, and routine exterior maintenance are handled through KFR's property-care system.
• Snow Removal: Professional snow removal is provided during winter, with shovels available as a backup convenience.

📋 Property & Layout Considerations
Guests are responsible for reviewing the listing, photos, layout, Community Rules, and Booking Requirements before booking.
• One Full Flight of Stairs: After entering through the private entrance, guests walk down one full flight of interior stairs to reach the residence. Please review the stair configuration before booking.
• Shared HVAC: The suite shares central heating and cooling with Suite 35A. The thermostat is located inside Suite 35A and maintained within the property's standard operating range of approximately 70°F–75°F. Guests requiring exclusive climate conditions outside this range may prefer a residence with dedicated HVAC control.
• Additional Climate Comfort: Portable fans and space heaters are available for localized airflow or warmth.
• Walk-In Shower: Private bathroom with a walk-in stall shower with strong water pressure.
• Pet-Friendly Flooring: LVP flooring throughout provides a durable, easy-to-maintain surface for approved pets.

🔒 Booking Requirements
• Reservation Review: Each reservation is individually reviewed for occupancy, stay purpose, property fit, and alignment with community standards.
• Payment: Required before Secure Onboarding and reservation confirmation. American Express is not accepted.
• For Stays of 10 Nights or Longer Only: Travel Interruption/Cancellation Protection covering the full reservation period is required.
• Accidental Damage Protection: A temporary electronic authorization hold of $750 for approved pet stays is processed at payment. This is an authorization hold only—not an upfront cash deposit. For reservations without pets, the standard hold is $500.
• Secure Onboarding: Government-issued photo IDs for all adult occupants and a signed Residency Agreement are required within 24 hours.
• Booking Integrity: Reservations must be completed through an approved booking channel. We are not affiliated with Houzlet or unauthorized third-party listing services.

• Quiet Residential Environment: Loud gatherings, parties, disruptive occupancy, and large event celebrations are not permitted.
• Shared-Space Etiquette: The large yard and BBQ area are shared. Private porches, verandas, entrances, garages, and assigned parking areas remain private to their respective residences. Children and visitors must remain supervised.
• Pet Supervision: Approved pets must remain supervised in the shared fenced yard, and pet waste must be promptly removed.
• Wildlife: Wildlife may occasionally be present outdoors; guests should supervise pets while using the yard.
• Smoking, Vaping & Cannabis: Not permitted inside the residence, garage, or other enclosed areas. Use is limited strictly to the designated outdoor smoking area and must comply with applicable law. Smoking materials must be properly disposed of.
• Security: Exterior cameras monitor common outdoor spaces and entrances only with audio/video recording. No interior devices monitor living spaces.
• Overnight Occupancy: Unverified overnight guests are not permitted.
