📋 Booking Requirements
To maintain verified housing standards and a stable residential environment, the following requirements apply to all reservations:
• Identity Verification: All adult occupants must provide a government-issued ID, complete intake verification, and sign a formal Residency Agreement within 24 hours of booking to officially secure the stay.
• Housing Only (Non-Clinical): KFR provides private restorative housing, not caregiving, medical, or clinical services. Guests are responsible for arranging their own independent caregiver support whenever recommended by their medical team.
• Emergency Contacts: Guests may be asked to provide at least two emergency contacts during the intake process for use strictly in health, safety, or occupancy-related emergencies.
• Security Hold & Screening: A temporary electronic incidental authorization hold is required at check-in ($500 standard / $750 with approved pet exceptions). No upfront cash deposit is collected. AMEX is not accepted for this hold. Additional screening or traveler’s insurance requirements may apply based on booking channel or profile history.
• Pet-Friendly Suites Only: Pre-approved dogs and cats (maximum of two) are permitted only within designated pet-friendly suites (17B and 35B) under a signed pet agreement and applicable community rules.

• 30-Night Minimum Stay: This property operates strictly as a low-density, small multifamily residential community for extended stays. Short-term tourism, vacation rentals, graduation groups, loud events, home-buying transitions, or open-ended housing needs are strictly prohibited.
• Property Boundary Etiquette: This property features shared common backyard lawn areas, but individual resident entry porches, patios, and assigned parking spaces are strictly private to each suite. Respecting these designated boundaries is mandatory for all residents and their visitors.
• 100% Smoke-Free Property: We enforce a zero-tolerance policy against smoking, vaping, or exterior tobacco/marijuana use anywhere on the premises, including outdoor spaces. Violations may result in cancellation of the reservation, termination of occupancy, additional fees, or other remedies permitted under the Residency Agreement.
• Property Oversight & Security: Exterior security devices and cameras monitor common outdoor spaces and entrances only, with audio and video. No devices monitor the interior living spaces. No unverified overnight guests are permitted.

House was immaculate! Very clean and had everything we needed for our fairly short stay (3 nights). It was a great 'home base' for getting to Golden (college drop off at Mines) and RMNP. We didn't use all the amenities and barely cooked during our stay. But we enjoyed watching the Olympics on the BIG tv and we also made good use of the washer/dryer as we had bought new sheets for our college-bound kid and it was nice to give them a preliminary wash. Anna was a terrific host!

Property is a very clean 2 bedroom; the kitchen, bath and living areas are big. Easy access to I70, Colfax and 6th ave. Anna is a great host and we will definitely stay here again.
